Where to start...
House filthy and full of discarded items left by the previous tenants when we moved in beginning of July last year. Taps were running in one of the bedrooms, probably for months as there was a deep layer of limescale in the sink. Curtains ill-fitting and rail held together with sellotape. Toilets equally filthy. The freezer had a thick layer of ice so the drawers didn't fit. Two rooms had dirty/damaged mattresses - agents agreed these would be replaced a.s.a.p and the rubbish moved. Despite repeated requests this took until November. New mattresses unceremoniously dumped leaving us to move them upstairs and move the old ones out. These were not taken by the delivery guys, so hung about the house creating a fire hazard, then the garden, until finally the agents arranged to have them taken away (co-incidentally when they were trying to re-let the property!)
Some light fittings had no bulbs, particularly concerning for security as one was by the front door. Unusual fittings, so couldn't source light bulbs ourselves. Eventually these were replaced in November after repeated emails. Garden fence down, leaving access to the back of the house from the road. Again only replaced after multiple complaints.
The house was damp, suffering from poor insulation and resulting in mould in many of the rooms which had to be repeated scrubbed off with bleach. My room was particularly bad and I had a cough most of the winter. We complained and were told this was our fault and that we needed to leave the windows open....
Inventory was not taken until October, when we occupied the house from July, this led to a few interesting discussions when the deposit deductions were being discussed! Items were listed that actually belonged to us and not the landlord. Items broken at the beginning of the tenancy were charged for. We disputed these and had the deductions reduced, then my deposit was returned to one of the other students and a lesser amount was returned to me. We contested this and were at first told we would have to sort this out ourselves and get the money back from the other tenant. I refused and eventually the remaining money was paid by Adams.
As guarantor, my mum requested a copy of the tenancy agreement repeatedly....she was never sent one. She requested details of the servicing of the household appliances and the boiler....she never received them, but at least the boiler man did service the boiler during the year. She pointed out to the agents that the fire extinguishers had not been serviced for years - but nothing was done. I hope it has been now for the new tenants!
We complained of smelly drains in the spring and then that they were not draining properly. We were told this was our responsibility and to get a plumber out at our expense. The following week the washing machine stopped working, eventually the agents responded and it was found that there was a rat invasion and that they had chewed through the wiring of the washing machine and fridge. There were rat holes in the skirting boards in the kitchen and lounge. At least there was a quicker than usual response to this and poison was put down, still we had to cope with the thought that there were rats in the house which were seen regularly - one even dying on the carpet in front of us when we were watching the TV!
As previous reviewers have mentioned, multiple emails went unanswered (we ended up keeping a file of emails and photographed everything) , promised were broken. No obvious concern for the students once the tenancy agreement was signed. It is about time this sort of practice was deemed unacceptable......
