I was told by student digz our house would be "like a new property" when we move in in September" when I first looked around. After moving in a week ago into my student house I have had to complain to student digz about numerous issues such as damp, broken toilet seats, missing lightbulbs, broken hoover, broken fire alarm, broken oven and even a leak in one of the bedrooms where the ceiling needs redoing. I made a list of things on my first day moving in which was 2 a4 pages long- I understand obviously this is a student house so things will be out of date or worse than a regular house, so I don't expect luxuries but this was ridiculous. Since handing in this list over 2 weeks ago, and having 3 of my flatmates also making lists and all of them personally going in store to talk to staff very few issues have been solved. We still have a leak in one of the ceilings which allows water to come into my flatmates bedroom when it rains. We still have plug sockets that don't work. Both of our ovens are still broken, and also in the kitchen there is a mouse which student digz don't believe us about (even though me and another flatmate have seen it on 2 separate occasions). Even as I write this we have had a mains failure on the middle floor causing an alarm to go off! Basically student digz are awful, their staff are rude when you complain about major problems, they don't sort anything out but they are fast in Ripping you off and taking your money.
What agent could do to change your mind?
1. Had our property ready (ie cleaned, broken furniture replaced, walls repainted etc) to move in on the 1st September when our tenancy started.
2. When I moved in they should have listened to my problems, treated me with more respect and sorted them out as soon as possible. Especially things like the broken fire alarm and leak which is serious.
3. When they failed to sort the property out they should have not charged us full rent as the living standards are below poor.
