I am a property owner/leaseholder/tenant in a large 18 story high rise managed by Freshwater. Building exterior and interior common parts not painted or repaired for over 25 years. Single pane windows no insulation and Service charges skyrocketing year on year. Freshwater office staff rude on telephone. I feel sorry for the older, long time residents in this building - many are unable to pay the huge increases in service charges. When, as a new owner, you ring the office, identify yourself and ask what the service charges were for the previous year you are told
" your solicitor can find that out, I can't tell you". Professional-NO. Apparently Freshwater, who are a subsidiary of Metropolitan think they are running a rental building and we leaseholders should keep quiet and put up with any poor level of service and keep on paying whatever they decide to charge- with no accountability needed.

Totally horrible stories. I am aware of their Montrose court building and also Clarendon court. Most of the tenants are jewish elders.

Daejan plc was set up many years ago by jewish man called Freshwater from Poland. They bought properties in the 1960s very cheaply. They are multi millionaires and don't give a damn about their tenants.

I was going to buy shares in Daejan but they seem really horrid.

You are clearly talking about Arlington House in Margate !

Hopefully there will be some improvements in the not too distant future as a result of long, hard, drawn out battles by the residents association . . .

Watch this space. If all goes well Freshwater will actually be forced to put his hand in his pocket for a change and not just pass the inflated expenses direct to the leaseholders!

This is the most ridiculous management I have see in London. My agency warned me about their beahviour but I did not listen to. Now I realize that they are a piece of joke. Don`t even go in front door, beware of it. You will certainly get regretted.

Freshwater Property Managers are so rude, unscrupulous, dishonest and downright nasty. In the block that we live in Central London, they have left a flat empty for many years, and the flat is in a very bad state of repair. They also have a group of tenants in the same block who have been waiting for 3 years for repairs to be carried out to their plumbing, heating and sewage. The staff at Freshwater either do not answer the phone, they put callers on hold, or continually pass callers around from one extension to the other, so that eventually people give up trying to phone them. They also take tenant's depositis for flats and then do not turn up with the keys...leaving tenants literally out on the streets. Beware....have nothing to do with this company!!! you do so at your own peril and regret!!!

I own a flat above a shop in SE London. My lease has only another 16 years remaining. Freshwaters own the head lease, which is a day longer than my underlease. Greenwich Council own the freehold. Freshwaters are rogue landlords. They constantly raise the service charges. My own service charges are now

Freshwater have always had a poor reputation. They were in the papers years ago for some of their outrages. They are a grasping, unprincipled lot who have leaning difficulties when it comes to matters of human respect and dignity. They probably look down their brown noses at their tenants. Morally vulgar and culturally coarse; they are not fit to be in the working company of decent people who wouldn't sell their own mothers down the river. A stain on humanity. jake

You may find that Freshwater retain a certain amount of leases within a building which ensures you cannot complete the amount to get the RTM. Our building was run by Freshwater, in 95 they signed the freehold to Treeview Trading Ltd, retained 29 flat leases out of 70, so we could not get RTM. Treeview then put in CEM to run the building, huge renovation costs, then left in total disrepair and refuse to allow us to see the books for the major works some 10 years down the line. MD of Treeview was also director of CEM, CEm was sold to Peveral whose CEO is our freeholder. Went to LVT to assign new agent in 2009. Rendall & Rittner took over, then found out Financial controller of R&R was from CEM and had dealt with out financial accounts, so end result no paperwork being given. If anyone knows anything about Paul Rayden, Freshwater or Treeview please get in touch with me.

I am a landlord who is paying freshwaters for there "service" . they are the worst people i have ever had to deal with. can someone give me advice to thake the mangement of the building into another company? can this be done?

If you are having problems with their management, you may wish to appoint your own manager under the Leasehold & Commonhold Reform Act.

You have the right to either set up your own management company to see to the repairs and running of the block, or to appoint a manager to do these things on your behalf.

You cannot sit in silence and persevere. You must act and act collectivley.

On the issue of insurance, they are creaming it off you!! They pay only about 50% of what the charge and through a system of commissions that they earn there is a huge profit for them. I should know I am a landlord!!!

The swathe of negative feedback I’m reading on here chimes exactly with my own experience as someone who rents one of their properties. Needs -even if of a desperate nature , like severe black mould and leaks- are not attended to with any urgency if at all. Emails and phone calls (to Caroline) are not responded to. They take your money, promptly. They are hard to contact, take long time to reply, switching people around so you always deal with someone new that needs to be told everything over and over again until you give up.

What agent could do to change your mind?
they should provide a finished property where you can actually live in, not in a shelter fixed by cheap, dubious and amateur contractors whose only aim is to finish quickly using the cheapest materials around. totally painful!

I totally agree with all the comments on here. For years leaseholders at Burnham Court, Brent Street, Hendon were ripped off by Freshwater and got zero maintenance in return. As a result, someone fell through our fire escape stairs and was quite seriously injured. Freshwater then tried to charge us an extortionate amount for new fire escapes for teh whole block despite having pocketed our money without maintaining them in the first place. The case in question was sort of resolved today, but Ditchwater know EVERY trick there is to play. They admitted liability to damage caused knowing my friend was in receipt of Legal Aid and therefore would have to accept their offer to wipe the monies they claim he owed them. Yet if he does accept , then as it didn't reach a courtroom, HE would be liable to pay his le gal Aid - £25,000 whilst they walk away smiling. If he doesn't accept, his legal Aid is stopped as he has been offered a reason ...
