We lived in our house for 34 years before retiring to Turkey. After we moved we left it empty for four years ‘'just in case'' and because we couldn't bear to part with it.
Eventually we decided it was time to sever our links with the past and decided to sell so I returned to UK for a few weeks. I asked six estate agents to call but only four kept their appointments. Of these Andy stood out like a beacon. He was so professional, knowledgeable and realistic, full of sound advice, and totally lacking in- I knew the word a few minutes ago but I've forgotten it so I'll use an old army expression, bullshit. So I placed our house in his hands, one of my better decisions.
He advised me that it was a bad time to sell and outlined his company's letting options. Nevertheless, I decided to ‘'test the water'' and tried to sell for a few months. There was little interest and no sensible offers so we opted to rent under Northwoods Guaranteed Rental scheme and Andy soon found a tenant, not that it mattered to us as we were getting paid anyway.
The house had seemed to be in good order but soon began to show how it had deteriorated whilst it was unoccupied: windows wouldn't close properly, the damp-proof course had failed, a severe storm damaged the roof and the ingress of rain caused a ceiling to collapse, the water mains under the paved drive burst and had to be replaced. Nothing fazed Andy, not even the discovery of a large quantity of firearms ammunition in the garden pond and the subsequent damage caused by the feet of hordes of police and firemen.
Towards the end of our first year's contract we decided to try to sell again and Andy found us a buyer a few weeks before the end of the tenancy agreement and negotiated on our behalf a price just below what we asked and slightly more than we expected. However the buyer's survey showed many faults, the most serious being more damp and the presence of asbestos. The buyer obtained builders' estimates that remedial work on these alone would cost more than £12,000. My first instinct was to lower the price to cover the cost but Andy found other builders who could do the work for around £7,000 and advised me to offer a much smaller reduction in price. The buyer accepted £4,000 so I was still left with more than I expected. Andy continued in his support, helping me with the long questionnaires from the solicitors and chasing them when they seemed to be dragging their feet.
I cannot praise him highly enough. Selling a house is said to be one of life's most stressful experiences. Andy and his team made it totally stress free for me. He certainly earned his fees and my eternal thanks.

Complaints Procedure
Northwood aims to run a high calibre lettings and estate agency business. Whilst we do our best to operate in a professional way and to the highest standards, it is possible that you may be unhappy about how we have dealt with a particular situation.
We have a standard procedure for handling complaints which is as follows:
1. Making an initial complaint
Each office is independently owned and operated and has a local Director who will be, in part or in whole, an owner of the branch. In the first instance your complaint should be directed in writing to the local Director. He or she has an honest and sincere desire to resolve your complaint as soon as possible and should respond within ten working days.
2. Making a formal complaint
If for whatever reason you remain dissatisfied then please contact us. At this point we will send you a complaint form to enable you to provide full written details of your complaint and copies of any supporting evidence. The Complaints Officer appointed will investigate and provide an independent review of your complaint.
