My partner and I have been tenants in a flat managed by Martin & Co for the past year and overall have been very unimpressed. We signed for the flat on the condition that the bathroom was repainted, they said this was fine and I arranged a date a few weeks ahead to get the keys. I was moving from West Sussex so on the day I had to take a day off work (as they refused to do a Saturday check-in) and travel across the country to get to Sheffield. About half an hour before my appointment my partner received a voicemail cancelling (even though they knew it was me who was coming to collect the keys). It turned out that the work on the property hadn't been done. When I said I was happy to take the keys anyway and have workmen come round to do the work I was told that this was impossible because if I had the keys they wouldn't have a set to give the workmen. However later in the tenancy it has become apparent that they did have a spare set of keys, so this was clearly just an excuse. After complaining I was reimbursed for my train ticket and they waived our renewal fee for next time, but I also lost a day's wages, which was in fact unnecessary because when I booked my next check-in they were suddenly able to arrange it for a Saturday. Luckily I hadn't wanted to move things in and start living in the flat on the date of the first check-in, because if that had been the case I have no idea what I would have done.
I needed a guarantor and gave Martins my dad's details. On the day before the second arranged check-in they phoned my home to ask him to sign the relevant paperwork, saying that I wouldn't be able to sign for the flat if he didn't do it. Unfortunately he was out of the country on business at the time. Luckily my mum was able to contact him and he was able to sign in time, but why did they leave it so late to contact him? They had had his details for weeks.
Throughout the tenancy we have had a few repairs needed and most (but not all) have been sorted relatively promptly.
We have been given the option to renew our tenancy twice, and both times have received emails claiming that we haven't responded to a previously sent letter regarding this. But on neither occasion did we receive this letter. On the second occasion we were sent an email saying that they were happy to offer us a 12 month renewal, and the email strongly implied that the landlord had agreed to this. However when we confirmed but didn't hear back so chased them up it turned out that the landlord hadn't yet told them whether he wanted to offer us a renewal or not. In the end he didn't want to renew for 12 months so after thinking we were going to be able to stay for another year we had to start looking for a new flat.
Our tenancy ends in a couple of weeks, and I can only say that I'm worried about what will happen regarding the deposit! One positive thing I can say about Martins is that the new letting agency we're using for our new flat seem to be awful as well, so maybe they're all just as bad as each other.
