Over the last five years my wife and I have moved several times renting different properties through different agencies and private landlords. We have used a few agencies more frequently recently as we really needed to find a real home that we can settle down in and stay there for more than a few years,we were constantly disappointed with being let down, by other agents who show several customers around a rental property, then take applications from four different prospective tenants(including us), and then let the property owner decide who they want in the house from the four offered, more than a few times we had our hearts set on a property,then to be told that we lost out in the 'lottery' as the landlord had chosen somebody who earns more money than we did, very disappointing to say the least - this practice should be outlawed. Then we saw this house - semi detached bungalow with large garden - we wanted to view,we booked a viewing immediately,loved the house,wanted the house, Jeanette was very nice to us,almost like a best friend,she had showed us round a house before and remembered us,my wife took time off work and we went straight to Reeds Rains branch on Wesley Street,we were met by Danni, very nice lady,we explained what had happened to us before with other houses and agents locally, she put our mind at rest straight away - they work on a first come first served basis, our application would be the ONLY application that would be put to the home owner - NOBODY ELSE! - we were very relieved, and Danni took the time to listen to our complaints about her competitors,after this we knew that we were in the right agency. Danni sat with us whilst we filled out all the forms in front of her,explaining everything in full. We both have less than average credit scores so we were worried that this would be an issue,she said that a guarantor would be fine,but she went the extra mile and called the landlady to ask if it was okay that same day, it was fine!
The fees are more than quoted by other agencies we had dealt with,but the service and professionalism that you receive from Reeds Rains - especially Danni - is worth it, you get what you pay for in this life - it's so true!
I had questions galore about the property, due having plenty of experience with moving around, but Danni always replied with an answer the same day without fail,she had a holiday booked in the midst of our application and referencing process,but she phoned to tell us when she was going and when she was coming back, and who would be dealing with our application whilst she was away, it still all went smoothly and Janine who handled it was ALSO very efficient, pleasant and professional, even when the referencing company had further requests there was no panic or stressing, it was dealt with calmly,an a seamless transfer back to Danni was executed when she returned from holiday. We were VERY happy when Danni confirmed that we had been accepted as the new tenants of our dream home, even without a guarantor!!
There were some issues with the previous tenants moving out on time, which was quite stressful for us, but Danni stayed calm and professional, keeping us up to date on all contributing factors.
Again on the day we signed up for the keys Danni's professionalism was second to none, there were mounds of papers to sign and read, but it was a pleasure as always as Danni made it seem like pure formality, this process was daunting and confusing with other agents dealt with previously,but not so here,again the professionalism shone through. We were met at the house the same day by a lady from the inventory company, who was also very efficient and well trained, who left us with all the keys for every part of the house and garden, she even took the time to explain everything about the house that she had photographed, and show us where everything was, all in all a very smooth process.
Reeds Rains even have a dedicated case handler service, you get a dedicated person based in a specialised department who handles all your further queries about the home, including any issues that need to be rectified, I have NOT come across this service with any other agent - again very professional!
We are enormously happy here and are looking forward to several years of happy home life, and that feeling was almost certainly cultivated from the start by the experience, and ultimate professionalism of all the staff at the Castleford branch of Reeds Rains - we would 100% use them again - FAR better than any other agent in the area.

Comment on agent fees
The fees are 'bulky' but the old adage 'you get what you pay for' certainly applies in this instance, you pay more but you get way more than you do with any other agency, well worth the investment for a smooth transaction with the best we have come accross.

The fees were a little more expensive than another well known estate agents in the area but you get what you pay for, the other company didn't even bother getting back to us and so Reeds Rains got our business. and are we glad we chose them over the other agents.
