The investment property we are in the process of purchasing was marketed by Millers, and Countrywide emailed us an offer to manage the property at a discounted rate straightaway, even before our offer had been accepted. This might sound fantastically efficient, but, for various reasons, they just didn't seem to be as well set up to handle student tenants as other lettings agents we'd been speaking to and we didn't bother to pursue their offer. Instead, we asked the people at Millers to arrange access so that one of those other agents could assess whether they would be willing to take on the property. The vendor was reluctant to allow any lettings agents in just yet, however; he still has some personal belongings he needs to remove from a couple of the rooms. That's perfectly understandable, I think, and the behaviour that really shocked me was that, within 24 hours of Millers saying that they couldn't arrange access for our agent of choice, the Countrywide people emailed to say that, thanks to their connection with the vendor's estate agent, they wouldn't need the vendor's expressed permission in order to enter and appraise the property. Countrywide might argue that I am being oversensitive about this, but this isn't the sort of thing I would expect a truly honest professional to propose. I mean, either their service is sufficiently competitive that clients are likely to go with them even if they've had an oportunity to gather several quotations or it isn't, and what about the poor vendor who is already their client? Doesn't he deserve to have his wishes respected too?
