The initial meeting with Jodie Hogarth for valuation was relaxed, yet professional and helpful in describing the process ahead. The team had clearly done their research. It was also pleasing to get detailed literature on how to stage my home for sale, which validated my own work.
I selected to have a VIP launch (effectively an open house with associated advance marketing) and was very excited for this to potentially generate interest in my home. Unfortunately on the day there were no visitors to my home. The team at PB led by Karen Preece were reflective with me about this disappointing outcome and quickly worked hard to generate new ideas on how to move forward. I lowered my asking price and immefiately there was more interest. The team at Preston Baker have a very effective infrastructure and communication network, meaning that on each call staff greet a seller warmly and key staff return calls promptly with clear and specific updates.
Helen Jollands then worked very effectively with me to show my house and liaised with me to manage the eventual offers that came in. I was very impressed with this aspect of Preston Bakers input.
I experienced difficulties in the next stage where my buyer seemed to take an extended and convoluted route to commissioning survey and responding to its results. This time was stressful largely due to my buyers actions and reactions. The team at Preston Baker kept me clearly updated & were always positive and encouraging about the sale progressing. My own efforts and actions to find more competitive quotes for work highlighted by the survey were significant at this point. It was important for me that Preston Baker acted as an advocate on my behalf to my buyer.
The final phase leading towards exchange and agreeing completion date are of course led by solicitors. For me this has also been very stressful, due to further actions, reactions and changed decisions to previously agreed points by my buyer whose solicitor went on leave and handed over to a colleague at a crucial stage when exchange was imminent. I have a very open and effective working relationship with my own solicitors and they have also been greatly frustrated by my buyer and his solicitor. Once again, it was essential that Preston Baker advocated for me and helped the process stay on track. Karen Preece and Helen Jollands communicated closely and effectively with my solicitor and my buyer to do this.
Throughout the process, I have greatly valued the friendly, warm and open communication with Karen Preece, Helen Jollands and the wider team at Preston Baker.
Comment on agent fees
The fixed fee was clear and fair. Preston Baker also waived the additional costs of enhanced marketing. I feel this was very fair and appropriate given that this did not convert into any viewings on the open house viewing.
