The service I received is mainly very good. The agent found a tenant immediately and they seem to be a good tenant. I have always been paid on time. When I first enquired about letting my house I then effectively messed the agent about a bit (due to personal circumstances). They were fine about this though. When I later went ahead it all went pretty smoothly. Gosia saw me at my convenience and got things sorted pretty swiftly. A minor blip was they did get the dates wrong with the utilities/council tax which resulted in me paying for utilities and council tax which should have been paid by the tenant. On chasing this up several times it was not sorted by the letting agents. Eventually I sorted the council tax and got a refund. These are little annoyances that should not have occurred if the property is fully managed, but in the grand scheme of things it was a blip.
Comment on agent fees
I don't pay fees as such as the property is let under a guaranteed income scheme. Approximately 25% is deducted every month from rent the agent receives, but I get paid regardless of whether I have a tenant or not. The property let is also fully managed. This is a pretty good arrangement. I get paid regularly and have piece of mind. My income covers my mortgage (just) and I don't get stung for tax!

It's good to know how the service is working for you, less good to hear that the "blip" you refer to occurred - something odd there, and I promise it will be looked into. We only get better when we know where to eradicate the "blips", so thank you.
As for the fees/costs comments, certainty is a priceless asset - we pay whether there is a tenant or not, as you rightly say. And when one considers that we guarantee more than 90% of landlords make on a traditional basis once all empty periods, fees and commission are taken into account, it is indeed a "good arrangement".
