The only way they have managed to get a terrible rating is because I couldn't give anything lower.
Let me start by saying that this could have been one of the easiest sales that a conveyancer could get - cash buyers with no chain.
From the outset it was a disaster. I was enthusiastically encouraged (pestered) to log on to a system that they hadn't registered me for. I can only assume this piece of vital information was lost on the handover between the work experience kids. A couple of weeks later I received the starter pack in the post and sent it back the following day. To be fair I got a text off them confirming their receipt of this, there must have been an office party or working really late as this came at 2330. I'm guessing party as the contact afterwards was worthy of the hangover fuelled drink and dialling text regret - i.e. NONE.*
The only information I received was from my poor buyers who were passing on their solicitors requests directly to me in order to get things done. I would then begin the cat and mouse dance of trying to get hold of the solicitor dealing with my case. I say dance it was more of a stalk, in fact I say stalk it was more of banging my head on a brick wall. I finally received the holy grail (a returned phone call at work), but typically I was in a meeting and no message was left. Touche Hunters! When we finally did speak the explanation given regarding the lack of contact was at best poor working practices or at worst fictitious/ Pinocchio, Pinocchio and Partners.....
This wasn't just me being a pest to them, but this was 2 weeks before the completion date and the buyers were living on a campsite wondering what was going on!
Coupled with all this they have achieved the lofty rating of terrible due to their overall lack of knowledge of the property, 'efficiency of effort' and the all inclusive quote** which wasn't inclusive of multiple extras - read the small print, don't be trusting like me.
* - I'm not suggesting they did any work on my case under the influence, but merely trying to illustrate how little contact there was during the sale.
** - A pricey quote that was over the odds in the first place, but as I was using Hunters estate agents I thought it would be easier - so, so wrong!
What agent could do to change your mind?
Talked.

Fully inclusive should mean fully inclusive.
