When we read these negative reviews, we think it's not going to happen to us.
As per my issues when moved in, reported here on 26/10/2014, I now face issues moving out.
The same issues reported here by other people when leaving.
When you move in, you get the flat in a condition which you think it's the standard.
(Ex.:The kitchen ceiling and cupboards had a thick layer of grease which I cleaned)
The exit inspection though will be very detailed and thorough. They will try to push every little thing to retain the deposit, even pre-existing damage.
I failed to clean the flat before I left, but just a half hour work would probably leave the property better than when I moved in. I've been charged 243.00 for heavy cleaning in a flat of 2 bedrooms which only myself occupied for just 6 months.
Even with that short tenancy I've had to dispute things like wear of carpets, heavy scuff marks, mould in windows and disposal of microwave.
I've reluctantly agreed to pay a charge regarding the cleaning, but last time I heard anything was more than a month ago. I left the property early April and haven't yet had my deposit back.

Dear tenant, Please kindly provide confirmation of your name and property so that your complaint may be addressed. You are provided with an inventory at the commencement of your tenancy which confirms the condition of the property. You are then able to update the condition of the property if you disagree with the contents. it is the tenants responsibility to ensure that the property is left in a clean and tidy condition at the end of the tenancy. Should the tenant not leave the property clean and tidy, the LANDLORD then authorises for the property to be cleaned and the tenant charged. The Agent does not benefit from charges applied to the tenants deposit.

Dear Michael. The agent does not profit nor gain from a tenants deposit. The balance goes to your landlord and it is your landlord who determines what is deducted from a tenants deposit. Equally your landlord insisted that you were kept to the terms of your tenancy. We note that this is disappointing but again as agent we have no say in such matters. As for repairs you state were delayed, unless essential or emergency repairs, the agent cannot proceed without the landlords authorisation.

Firstly, this is a national review site - naturally if I change company or location it will change on this site.
Secondly, as stated before, your rent had increased twice in the last 12 years, once in August 2016 and now for the second time in Feb 2018, I can see why you'd be disappointed as you have been used to lower rents for so long.
