We rented our flat for two years with Dexters, who are the Lettings agents for Thamesview.
We were told that the property was unfurnished, but when we moved in we found there were several large items, drawers, corner units, even old chipboard side tables etc, that had been left by the landlady. As we didn't want to be left with the landladies old furniture, we asked for written permission from Dexters that we could remove the furniture, and also had it written into the contract.
Fast forward two years to when when we moved out, with no problems in the meantime everytime the flat was inspected. In fact we were complimented on how nice the flat looked when the agents came to take photos to re-market the property.
We spent nearly three days cleaning the flat, to get it back to as near the condition it was when we arrived. But this is when the big problems started. After we had left the flat, and the new tenants had moved in, we were told that as the carpet had not been 'professionally' cleaned (whatever that means), that Thamesview would be deducting the costs from our deposit, even though the carpets were fine and only showed normal wear and tear of two years use, if that!
Then we were informed that the landlady had been told that the old furniture we had been given permission to remove was missing on the itenary, and that she wanted money to buy replacements! Even though we had been given permission to remove the furniture by the agents and it was written in our contract. To add to this we were then told that the shabby old fitted bedroom cupboards apparently needed fixing, and that the loft ladder also needed replacing, both which had been checked and not raised as an issue on our leaving itenary. They also wanted a few hundred pounds to fix these items!
As we were very unhappy with the situation and felt we were very unfairly having money withheld from our deposit, we contacted the TDS service, who looked into our dispute and decided that Thamesview had no reasonable claim to withold money from our deposit and returned it back to us in full.
