The moving-in procedure at the start of the tenancy was a bit tricky, as the instructions in the contract were outdated and no longer applied. As a result I ended up waiting an entire day to get my keys before I could pick them up late in the afternoon. Once moved in, however, most things went very smoothly. We were promptly reimbursed for the cost of replacing flickering light bulbs at the start of our tenancy, repairs were generally scheduled quickly, and our property manager didn't question us when things broke due to simple wear and tear (which definitely isn't the norm among a lot of letting agents).
Moreover, even though we stated early on that we would not be renewing our lease due to moving abroad at the end of our tenancy, the service from our property manager Leah Birch has still been top-notch so far, with quick and courteous responses to any queries we have had about the moving-out process or any other issues.
Comment on agent fees
As we had already put in offers for many different flats and not heard back, we felt obliged to offer more than the asking price for the rental of the flat in order to finally secure something. Although I realise the decision to accept offers ultimately lie with the landlord and not the agent, it was frustrating nevertheless. Moreover, this new rent fee was then equated to be the original asking price as we were offered to renew our tenancy for a second year at a yet further increased rate, which didn't take into account the fact that we were already paying above asking price for the current year.
