We rented a property with Peter James for 6 years and back in 2009 the Property Manager was Michelle Burchell. The day we moved in we felt in total despair, my immediate response was to walk out, hand the keys back and say the deal was off. Even though they claimed professional cleaners had been hired to leave the place in a presentable condition, it looked completely appalling. There was dust and fluff everywhere, the bathroom was repulsive, full of limescale and mould, and random objects were left behind by the previous tenants, like an old Christmas tree and a scummy foot bath. It was evident no one from the agency had bothered to do a check after the other tenants handed the keys. They hire external contractors to do their properties inventory and when the check-in lady showed me around, all she could point out was faults with the property... broken light bulbs, burnt on grease in the oven, loose door handles, sticky cupboard so I was advised not to use that one, and no mention at all of getting anything fixed. We then found out the landlord lived abroad and had never set foot into the property, which meant that sadly, we were pretty much in the hands of the estate agent. The years that followed we came across extensive problems with the flat, electrics, plumbing, boiler, leakages and so on. In one occasion the electrical engineer said the fuse box was lethal and we were lucky to be alive. Then on a different occasion we discovered a leak in the attic caused by a hole in the roof which was, may I say: 'temporarily fixed' by someone placing a baby bath under it, until it overflowed and the water leaked down onto the stairs damaging the carpet which was pretty run-down anyway. After a substancial amount of distressful phone conversations with Michelle, those issues were gradually rectified, not to a high standard though. The flat was rewired but holes and cracks were left around the sockets and switches, the leak was finally sorted out but the carpet remained shabby with mould odour from the dampness. On the other hand, they never hesitated to increase the rent or overcharge us with some ludicrous fees.
We always looked after the property and were always very accommodating when PJ had to gain access into the flat (quarterly checks were done to the property). At the end of our tenancy, Nikki Lingard (current Property Manager) claimed the bathroom and oven had to be cleaned by their contractors and took off ‚£130 from our deposit, despite the fact I spent the entire day at the property cleaning it, only a day before we handed the keys. Nikki was very unprofessional, she is incapable of addressing clients by their names on emails and she never acknowledges anything you say, only repeats the agency policies like a broken record, extremely frustrating! The first opportunity or excuse they find they'll use it against you to financially rob you! My advice as a previous tenant: STEER CLEAR OF THESE UNPROFESSIONALS!
