I have used Andrews to let one property (full management) for about nine years. The service that I received for the first three years was very good, The property appeared to be kept in good order, and any maintenance issues were dealt with efficiently.
However, for the last six years that has changed. I visited the property five years ago and it was in very poor order, yet the management reports always said 'clean and tidy'.
The current tenant has been in the property for five years. During which time the management reports always say 'clean and tidy'. yet, sometimes within days of the inspection, the tenant has sent photos to Andrews (who forward them to me so I can instruct Andrews on what to do) of the property showing something that clearly needs attention, which obviously has been that way for some time and should have been dealt with months or years previously.
When something needs attention, Andrews do not appear to be able to engage suitable or competent contractors, (for example, for a leaking roof (not affecting any wood), engaging a wood-treatment company who refused to go on the roof !!!!)
Despite requesting three quotes for any substantial works, I only receive one, or occasionally two, and have to wait months for these. The quotes are always astronomical, which at first I thought was good, because I assumed they were for doing a high quality job. But this is clearly not the case, as work has been shoddy and needing further work within a very short time. I have ended up sourcing contractors myself. (not easy when I live 130 mile round-trip away).
Why do I pay full management fees???

Be competent
Manage my property in a professional way and to a standard that a reasonable person would expect
Care about maintaining my property in a habitable state so that the tenants have a reasonable house to live in
Engage competent and suitable contractors, preferably who do not over-charges
Inspect the property when carrying out a so-called management inspection to ensure that my property is habitable and everything is in working order
