i rented this flat in Tulse Hill from Blackatz from September 2013 to September 2014. it didn't start off too well to be honest, the 3 bed flat was old and unloved, the building it was in looked a bit ropey with little maintenance (the house was split into 3 flats one of which was ours).
there was a host of issues when we first moved in. what annoyed me the most was the agent (cant remember her name unfortunately) had lied about what furniture was included in the furnished rooms. you only got a bed and a wonky wardrobe.
Things were just not working, broken, or missing. The shower was a dribble, mould on the bathroom ceilings, windows painted shut, no doorbell, fridge AND freezer both broke, the worktops in the kitchen stressed and peeling and we had a complete power cut the first week. Ill be honest the first couple of months were quite stressful and not how we imagined moving into a new flat. it was constant calls and emails for a long time to get the flat upto the expected standard given the amount we were paying.
in fairness, things did get sorted, and all issues resolved. not as quick as we would have liked, but they did attend in a fairly reasonable time. what we didn't understand is why all this hadn't been checked/fixed and sorted BEFORE we moved in. it felt like the last lot had moved out the day before, it had been given a quick spring clean, and they shipped us in next.
considering all these issues, and the age and lack of maintenance the flat and building overall had benefitted from, it was overpriced. as the tenancy approached its end, they wanted to hike the rent, and we thought that was a bit rich frankly, and moved on.
I'm in two minds whether to recommend Black Katz. I think we were a bit unlucky with the property (separate fridge and freezer breaking within 2 days of each other?!) and they did help when things went wrong, with no additional charges. it was just frustrating to move into a property and unveil a catalogue of issues and problems to be resolved, when that should be their job before they let us move in.
They were fair to us when we left, getting the majority of our deposit refunded, when if i'm being truthful we had ruined the cream carpet a bit, but im unsure of the exact measurements of 'wear and tear'.
Basically, tread carefully. they certainly aren't the worst letting agents ive used but they also have some way to go before I can give them anymore than an average rating.

I have now looked into matters.
I am very concerned that you feel you were lied to over furniture; I can assure you we would never lie and can only assume it was a mis-understanding - if you can please supply more information I will investigate further.
Upon your move-in there were maintenance issues which whilst I understand we attended to and resolved quickly I do apologise that there were any to start with. There is always pressure when there is a quick changover but it is still not a valid excuse.
Clearly we were pro-active in resolving matters during the tenancy and dealing with the deposit at the end.
We do hope that you will use us again in the future and next time feel we are worthy of 5 Stars.
