After choosing to rent out my property with Verve Property Consultants, i have been left less than satisfied with the service provided. After a tenant was quickly found for my property i was pleased to know that Verve would take care of my home and deal with the tenant, ensuring they kept the property in a satisfactory condition and making sure the rent was up to date while issuing me with monthly reports/statements on all aspects of the rental. When the tenant initially moved in, all was well. I received my first monthly report and the rent was being transferred into my bank account.
Unfortunately after 18 months of renting out my property, i have never received a second statement, the tenant is in months of arrears and trying to contact Verve has been a mission in itself. I have never been contacted by Verve, without me first going through several calls to get in contact with the person i need to speak to and the attitude you have to deal with from staff answering the calls is a joke. I have never had any communication regarding checks made on the property and when i asked Verve to inform the tenant i was to visit with 3 weeks given notice. On the day i turned up, the tenant hadn't had any warning. I feel the standard of service provided is less than satisfactory. It seems as soon as they have your signature on the contract the care disappears as they have (as mentioned in the small print of the contract) an exit fee, if you decide to withdraw your property from their management, which will set you back £250.
After being forced to issue a ¢â‚¬Ëœnotice to quit' to regain access to my house, i have found it in an uninhabitable state. Food and old milk cartons, still with milk in lying around, carpets ruined and walls marked in unimaginable places. The house was overrun with fruit flies and the smell was unbearable.
On asking Verve about the totally unacceptable way the house was left, i was simply told,
¢â‚¬Å“We do not use the inspection area of the rentpro system, hence there being no comments noted. We have however carried out inspections on the property and most recently found the property to be in acceptable condition, with the general feel of the property being untidy, with items and toys on the floor. We are however not able to suggest to a tenant that they should tidy their house, as this is their own personal and private business. I am sure that you understand the rights of tenants and their right to enjoy their home in the fashion they choose¢â‚¬Â.
To top this all off, a double pine bed which was rented with the property was also missing, yet Verve simply told me that renting is an exceedingly risky business and where willing to do nothing else of the situation.
I have been left at my wits end trying to deal with a property which was supposed to be managed and inspected from the offset by a company who made several claims that where never met. If this house was indeed periodically inspected and found in an ¢â‚¬Å“acceptable condition¢â‚¬Â i really do have major concerns for any other landlords renting out their properties with this company.
Overall Verdict: Avoid at all costs as, ironically this agency will provide you with more problems than dealing with the property yourself from the start. You have been warned!!!
What agent could do to change your mind?
Look at the workings of other letting agencies and take some responsibility in the condition in which tenants are living in and indeed leaving their properties.
