During the time I used this agency they repeatedly failed to get necessary maintenance done, always claiming that they had not been able to get workmen. One the only occasion that they (allegedly) got a repair done, damaged pieces of wood which I had taken apart in order to facilitate the repair were simply screwed back together, rather than being replaced with good wood.
In 2009 they tried to let my 2 bedroom property for a year for less than the going rate for a 1 bed flat, proudly boasting that they had been able to let it at their asking price within 2 weeks of advertising it. They then refused to answer my many requests to be told how much rent they had advertised it for, so that it was only when I received the lease to sign that I found out that they were trying to let it at the same price which I had been forced to take for the previous let (during the depth of the slump), despite the fact that the market had recovered considerably since then. They were completely incapable of judging the current market rate. Reletting at the same price as the previous let was the only method known to them.
Although they were supposed to do inspections, they failed to mention that a tenant was over-heating the flat and keeping all the windows closed to the extent that there was so much condensation that the metal window frames had rusted.
They used an appalling firm to do the inventory, who refused to move any piece of furniture to look under or behind it for damage, and gave such incredibly vague verbal descriptions of the pre-existing condition that it would not be possible to tell whether its state had changed, yet spent a huge amount of time counting and describing every piece of plastic tat which had been left behind in the kitchen by the previous tenant. Their failure to mention pre-existing damage would have enabled me to charge the next tenants with damage caused by the previous tenants, had I been like that.
What agent could do to change your mind?
Stop promising to perform services which they are incapable of providing.

Their fees would have been OK if they had actually performed the services which the fees were supposed to cover. I was using an agent primarily in order to get maintenance done as I live 400 miles away. Getting maintenance done was outside their ability, as demonstrated by their continual excuses that they had been let down by workmen.
