Please think twice before using these agents!!! We recently attempted to buy a house in WB. House price was agreed. Due to the house having serious issues of damp/electrical and structural issues just to name a few defects, loan company put a retention on property of 5k.
Further issues were detected after we paid for our own full survey; issues with drains and aspestos garage detected, and structral issues detected! We further negotiated and reached an offer we were both happy with. This was then rejected the following day with no sensible reason other than vender now wants more money and two other parties have suddenly come forward with the the asking price!!! So offers were being considered when property was supposed to be sold to us stc!!! So having wasted months of our time, effort and money in getting surveys completed, the sellers decides they want near to the asking price! It seems that Frank INNES feel that this is ok and help facilitate this move by allowing other parties to view house. We were told if we up our offer than then sale with us can proceed!!! This to us was black mail and very poor practice and we stuck to our moral principals and said no, plus the house to us was not worth what they were asking considering the defects. . What really annoys and frustrates us is that we clearly asked Sharon Fretwell at Frank Innes that we would expect the seller within reason to reduce the price if major problems were detected. This was all verbally agreed. We are not even sure if our offer has been put forward to seller as Frank Innes have declined to show us if the final offer has been sent to seller!!!
Another thing which i need to point out is the so called independent financial adviser. We would not advise that you use them or their financial services at countrywide, they work very closely and sit in the same office so how they can can they claim to independent of each other i don't know!!! I have sat in the office and even heard a financial adviser telling the agent what money the buyer is good for!!!
So overall a very bad experience with Frank Innes and we can't believe they can get away with this kind of practice. This practice is illegal in Scotland and it should be here too. We lost £800 pounds, but i know others have lost more using these agents from the reviews we have read.
Another interesting thing to mention house is still on the market!!! What happen to those higher offers i wonder???
