Simon was easy to speak to and fully involved us with his proposals to market our property. Our home was originally a farmhouse with a substantial garden, bigger than those within a mile radius. It was therefore difficult for Simon to estimate a selling price based on comparisons with similar properties. We decided to go with the price he suggested and the house was duly advertised on line. Within 48 hours an offer, at the asking price, had been made and accepted by us following a consultation with the estate agent. We subsequently had approaches from 2 or 3 people who promised to pay us more. Possibly we could have sold for £10000 more, but hindsight is always instructive! Significantly though, the buyers, were both high earning professionals who were renting an apartment so were not encumbered with having to sell a house to help fund their new purchase.
We would have liked to have had some progress reports from Simon occasionally, but whenever we had a query we could quite easily speak to one of his staff.
The purchasers of our house called 'on spec' and I conducted them around our house on a public holiday. The next working day their offer was made and accepted. The estate agent therefore had little to do but no doubt some properties can be challenging to sell and might require considerable commitment by the agent.

Comment on agent fees
The fees were clearly set out as part of Simon's introduction so I can have no complaint. In my view a minimal commitment was necessary from him and his team because we had only one viewing arranged by the agent and I showed the prospective buyer around. As referred to above, the eventual purchasers were the second (and last) persons conducted around the property. It is difficult to know whether we would have succeeded so easily with a higher asking price.

Simon Burt The Estate Agent prides itself on the level of its customer service. However, occasionally things do go wrong, and you may need to complain. Please see our complaints procedure below.
Information for Customers
Simon Burt The Estate Agent is a member of The Property Ombudsman (TPOS) and as such aims to provide the highest standards of service to all our customers. To ensure that your interests are safeguarded, we have a Complaints Process in place. The aim of this process is to resolve any issues or concerns as quickly as possible, although in the majority of cases we hope that matters such as these are resolved at branch level.
Stage One – Verbal Complaint
All complaints should, in the first instance, be directed to Simon Burt. He will endeavour to resolve your complaint immediately, and no later than five working days of the first notification.
Stage Two – Written Complaint
If you remain dissatisfied, you may then further your complaint in writing. You must write to Simon Burt within one month of receiving the original response. He will acknowledge your complaint within three working days of receipt of your letter and provide you with a full written response within 15 working days.
Stage Three - The Property Ombudsman
After you have received a written response from Simon Burt, you may approach the Ombudsman if you are not satisfied with the response given. Details of how to do this are contained within the final viewpoint letter, The Property Ombudsman) Consumer Guide or online athttp://www.tpos.co.uk Please note that you must do so within six months of the date of the final letter.
