I was renting from David Davies a 3 bedroom detached property for 10 months (March 2014- January 2015). They would have to look after the property when there was a problem, but they never answered any of my concerns, questions, requests for help.
On the very first day when I moved in and put the heating on the hot water was gushing out from the bedroom`s heater and I had no emergency contact number for the agency. I contacted the property owner who was living 2 streets away, but subsequently I was told off by the Agency because I dared to disturb the owner! I couldn't call him anymore in emergency but still I had no emergency number given by the agency. I was living in fear, thinking that I have nobody to contact in case of an emergency out of working hours.
When I moved in, I was promised that the boiler will be changed, but they never did.
I had problems with the washing machine, as it was connected to the hot water tap. This left me for 2 months with shrank clothes and a gas bill of ‚£460/month. I was complaining for weeks, and all I've got was ignorance. At the end I paid for somebody to repair it.
I continued having problems with lights, electricity, hot water and heating. The heater came on automatically in all of the bedrooms in summer time when I put the hot water on and there was 36 C in the bedroom. I couldn't switch it off as the heaters were old and I had to keep my new-born baby in this heat all summer. When I said about it several times, the answer what I've got from the agency was: the heating system is old and I was ignored again.
I had safety issues too with the electricity and chimney but they were ignored as everything else. When a gentleman (Gordon) came out to the house to do the 3 and 6 months reviews I told him all the problems/concerns. He took notes and he promised the problems will be addressed. I never received even an email to say they acknowledged my problems. In winter I had again problems with heating, I kept the heating on constantly and was freezing cold in the house ( 16 C ), as the windows weren't sealed properly and the wind was blowing through the house. I was keeping my baby in a 16 C house and she constantly had a cold till we moved out. This time eventually after weeks I've got a reply from the agency saying the landlord would fix the windows in my baby`s room. All these left me with a sick child and with enormous gas bills.
When I moved out and I said my opinion for the very last time the Agency blamed a lady who was dealing with lettings but left the agency at the end of the year.
It is very easy to blame one person who left the agency , but I know everybody else was fully aware about my problems but they denied this.
Finally I spilt coffee by accident on the living room carpet for which they took my deposit money ‚£680 and demanded another ‚£393.45 as extra cost for the carpet. I paid my rent regularly and I am also paying the carpet to close every existing contact with the agency.They were threatening me to take to court if I don't pay. Sad people....
I am working as hospital doctor, and I can afford all these bills, so its not about money, but I wrote this review so people who want to get future business with this Agency to be fully aware about what they can expect from them. I am hoping this review will help people make the right choice about there estate agent and anybody with sound mind will avoid David and Davies Agents from Rainford.

What agent could do to change your mind?
If they would dealt with the issues in the first place in the rented property, I wouldn't been left with such a bitter taste in my mouth. Now is too late for anything. No apologies can make me feel any better for all the problems/ expenses caused for 10 months. The only time when they could get promptly in contact with me was when they wanted money.

I personally dealt with your end of tenancy and can assure you that this and subsequent payment request for the permanently damaged carpet was acceptable and within your legal and contractual obligations as stated within your tenancy agreement., I do not feel it appropriate to comment about the details of your tenancy on such an open platform, however, you were offered on several occasions access to our complaints procedure, yet we never received any written complaint from you.
Our staff has changed considerably since your tenancy and our customer service levels are second to none.
