This agency deals with matters in a fairly sloppy way: they will ignore or overlook emails and requests that they don't like dealing with (e.g. "please notify us before the maintenance team comes to fix something"). The house was delivered dirty: we notified the maintainance team which came, pretended to clean it further, and then left (eventually we cleaned it ourselves since it was easier). My housemate called way within terms (after sending 3 emails without a reply) to make sure that all the documents were been tended to for our letting, and she was told they were fine. However by 1 month we received an impolite letter saying that we had to turn in one more document within a week otherwise they would have readvertised the property for letting. Another time we called the maintenance team and we were billed for it: we didn't receive any answer when we asked why that was the case, so we believe they will just take it from our deposit.

At first they said they would have set a automated transfer from my housemate's bank account to them for the rent, but then they complained that my friend didn't set the payment up himself and very impolitely told us that if we didn't pay within a week we would have incurred in late fees (or something like that).

Overall: they are very sloppy.
What agent could do to change your mind?
Answering emails is a must, just like asking things in a nice tone. Also they should have been more precise overall.
