I live in an apartment block that is unfortunately managed (very badly) by Redwood Estates. When this change occurred, I don't know but they are not doing any better than the previous company, Houston Lawrence.

The secure underground parking gates kept breaking and there were notices posted that residents were vandalising the gates because they did not have key fobb's to open them. I have personally witnessed and even went to the effort to record video evidence of the gates failing by themselves leaving residents stuck. Everyone present had a key fobs. Despite warnings, they kept getting the same contractors in to fix the gate and the gate kept breaking.

Then there's the intercom which has been broken for a while. They won't fix it stating funds as an issue. I bluntly stated that it's going to be an issue if they keep hiring cowboy's to fix the gates that keep breaking by themselves. I have missed countless deliveries and so have my neighbours because couriers can't access the building. In an attempt to avoid missing deliveries, I leave notes for the couriers but Redwood Estates seems adamant on taking them down for some reason.

Despite requesting multiple times to view the accounts to establish why there isn't funds to fix things, they keep fobbing me off. I have contacted the property ombudsman and they can't help me in this instance and am now getting legal advice.

If anyone is thinking of using Redwood Estates to manage any of your properties then I strongly advise you to re-think.
What agent could do to change your mind?
I wish I knew what their fees and charges to manage this block are. I have requested this and they won't tell me.

I was looking forward to airing my fustration at the last meeting but I had yet another missed delivery waiting for me at the local post office to collect. By the time I had come back, it was over. Staff there told me they are running out of space to store the parcels because the intercom doesn't work. I saw these parcels for myself and yes they are from my block of flats. Bear in mind this is only the drop off point for one company, Parcelforce. I rely on couriers and use other companies to both send and receive parcels. All but one have problems with the intercom and Redwood Estates simply dismiss it as not being an issue. As if being broken for a year doesn't warrant fixing...

As for painting the walls, well they only did a proper job of it the second time around after I had to email pictures of the all obvious places they didn't 'target'.

Everything I wrote in my review of the company is based on facts that have happened and events that I can prove. I have an opinion and will share it too despite legal threats from Redwood Estates, I will not be silenced until I am satisfied they are doing their job properly.

I have been leaving in Tideslea Path for over 5 years and I must say the best improvement was to get Redwood Estates in charge of the premises, It's amazing how much they have achieved in only 7 months. Residents need to understand changes can't always happen overnight and the fact is we still have some residents who are careless about the place. Redwood has been since day one very approachable and have kept communicating every move they make, they have invited residents to share they thoughts in threes workshops in the bike shed, not surprise out of the over 220 properties only about 15% turn up. Thank you Redwood Estates!

I live in miles close and I think redwoods are a fabulous management company ..they have tidied up all the gardens..replaced all the fobs for the entire estate...painted the buildings .. I have lived here for four years and the change is impressive... The flats are finally selling at a good price again....I had a leak in the flat above me which has been dealt with very efficiently....couldn't speak highly enough... Staff are charming and efficient...you're never going to please some people... Keep up the good work 5 star
