Overall I had few problems while a tenant of Ascent Lettings. The main positives were that Rob Neal, the head guy, was very professional. The flat was lightly furnished, and when I asked for a few extra furnishings it was no problem. He also organised for a minor problem to be sorted very quickly and efficiently.
On the negative side, the office administrator, Katie Bourne, I found quite rude and dismissive. Particularly when it comes to inspections, maintenance and showing to subsequent prospective tenants, they do not so much ask you for permission to enter the property, as tell you in no uncertain terms when they will be entering the property, and it's up to you to object. This, to me, shows a lack of respect for the tenant's right to privacy, and an assumption on their part that they can enter whenever they choose, as long as they send out the minimum notice.
Now I am more than reasonable and can appreciate that, due to the management of so many properties, work has to take place over a set number of days. However, the wording of their 'notice': 'the work will take place on Wed x/x/14... You are not required to be present' gives the impression that they would rather you were absent, and that you have no choice in the matter. They need to realise that by law it is the tenants who dictate when visits to their property take place, and that they must request permission, not assume it. This the biggest area they need to improve if they are to become a better company.
Personally I explicitly requested not to have anyone in my property in my absence. Ascent Lettings completely disregarded this and even when given a large range of options of days and times I was available (I work part-time), they still suited themselves and arrived at a time when I would be at work, resulting in my having to change a shift.
I would also add that this problem was mainly experienced with Katie, the administrator, and not Rob, who seemed more reasonable and flexible.
Lastly, they took a long time to return my deposit despite having no issues at checkout, and only did so when threatened with the relevant legislation. Very inconvenient.
I understand that some people may not have a problem with landlords/workers in their property while they are absent, and if that is the case, Ascent Lettings does everything else quite professionally, so may be a good choice. If you value your privacy highly, however, I do not recommend renting from them.
What agent could do to change your mind?
If they requested to enter my property on a certain date, rather than dictating to me when they would enter and leaving it to me to object, I would have reviewed very positively. However, the constant disregard for tenants' privacy was stressful and inconvenient and as it stands I would not rent with them again.
