I have a very big complaint about your worthing lettings office
I rented my house out on march 2014 for a year 6 month break clause
I dealt with Jessica Through all the paper work, but then it was passed over to the accounts manager Maria Coysh
For the first 6 months rent went through on time always 6 days after the 7th of every month..
In August 2014 the rent was late I spoke to Maria and when she had spoken to the tenants and got back to me, they had said they cancelled their standing order because they had just got married, and then paid his August rent by card over the phone..
These phone calls from me carried on every month chasing up my late rent, when speaking to Maria several times she then decided in December 2014 to send them a standing order letter asking them to set one up again..
I told her I was pregnant and I pay fully managed and I'm doing her job to constantly follow up my rent, and I can't believe this is not taken more seriously, they sign a contract to pay their rent like I sign a contract to pay my mortgage, you have no late fees in place and charge land lords £115.00 per month to be blasƒÂ©..
Any time there was a problem with the boiler we sorted and paid for it to be fixed ASAP, so to charge me £115.00 per month for the terrible service since August is digusting..
I wanted to put my house on the market in November 2014 and Maria told me I had to wait until 7th of January to serve them notice.. I then looked at my contract and I could have serve them notice at any time, as I had a six month break clause in August..Once we have notice on January 7th, they refused to pay my rent and said just take it out the deposit they owed.. Text messages from myself and the tenant lasted 4 hours on Thursday 15th I threatened legal action which I was told by my solicitor I could do so as they had been in arrears with their rent for 6 months, they were also refusing to let any viewings from Micheal jones into the house.
After emails to Maria she said she was doing all she could but The tenant said in a text to me she hadn't even contacted him.
After him being worried about legal action asked Maria if he could move out that weekend the 17th and I could have all the £1380 deposit, I didn't really have much choice as to agree, as he hadn't paid January rent he had no intention on paying February future rent and I was also losing viewings on my house...
Maria promise the deposit would go in straight away being Tuesday 20th it took a further 12 days she said it was out of her hands but when I spoke to the accounts department they had told me they only receive instruction to release the money on Thursday 29th, When receiving then deposit it was £52 short, again I emailed Maria and she said it was taken out for rent, HOW IS THIS POSSIBLE??? That it could be for rent that tenants failed to pay.
Maria also said if there were damaged on my house I had more than enough money to fix any problems and as a kind will gesture £50 wasn't taken out for office paperwork also that the tenants were kind enough to give me the deposit..
FIRSLY they owed me £805 for January rent
Secondly they owed me £805 for February rent,
No notice was ever given and I had to go to the house and clear out all the stuff left in the cupboards,
So how Maria can say I had more than enough money does not cover it, this has been a shambles not dealt with properly and I want part refund back for fully managed which I never once had anyone from your office ever sort out problems at My property let alone rent arrears the tenant also had my number and always text me with problems. I don't know what kind of business your running, but my legal advice has told me to put this in writing as you have over charged me for a service I did not receive ,. I also want the £52 you have taken out of the deposit for rent. As they moved out on the 17th of march and no rent was ever collect. Think you also need to sort out your management in your accounts in Worthing lettings. This has given me nothing but stress having to borrow money to pay bills that's tenants we're suppose to pay.
Maria knew I was pregnant and did nothing to ease this
