On the positive side, Marcus and the team have been very proactive and helpful throughout. A good attitude, fast response, and a problem solving approach is always appreciated!
The negative side is all to do with the commercial processes used by Andrews:
Firstly I was surprised by many of the additional charges that I originally thought were included in the main service fee. These charges were not obvious in the early days. My impression of this was so negative that I almost went to another agent instead.
Secondly, I was surprised that the the fees are all deducted immediately from my rental income instead of being spread over the period of the rental term. I was also surprised (through my own inexperience) that the deposit would not be held by me. Setting up the house ready for rental is an expensive process, and if I had rented privately then I could have balanced the cost against the deposit. Instead, I spent a lot of money in advance, and then had to wait 2 months to receive any income.
Those facts were not made clear to me, and to some extent I think the initial financial grab is unfair. I don't know of many other industries where all of the commission is taken on day one, and not spread over the period of the business. Compare this to a banker taking his bonus for a deal that he knows will go sour.
Comment on agent fees
The speed at which this property rented suggests that we might have got a higher price, but we might have lost money by waiting for enough clients to view it.
