I wouldn't recommend daisy lets as an agent. You pay for a service which they do not adequately provide. The customer service is near to non-existent and they don't have any power to fix any issues which may arise with the rental property. The emergency telephone line goes straight to voicemail when there is a genuine emergency. I wouldn't recommend paying for the service of Daisylets when there is no benefit.

Hi, I'm sorry you have had an issue, from your email I would assume you are a tenant in a certain property we have where the landlords have demanded they approve any repairs via them before we can send a contractor. It does put us in a difficult position certainly, but it is the landlords that pay for our service and we have to take instructions from them. There are a lot of issues that they believe are being caused by tenant lifestyle, in this case I believe you are upset because you had to wait for a boiler engineer to come at 8am this morning (Sunday) for a fault reported Saturday later in the afternoon, this landlord has a British Gas service contract so we had to instruct them, to be honest this timescale on a fault reported on a Saturday is actually pretty good- especially for British Gas. Regarding the emergency number, we have given all our tenants an emergency out of hours number to call if they cannot get through to anyone from Daisylets, which is 24/7 and is an outsourced national maintenance company, so I wonder if you were calling the right number.. If it is about the toilet appearing to start to block again, I believe there is a dispute regarding the last two call outs to unblock it by a plumber and a handyman and who should be paying. If you talk to your property manager on Monday she will speak to the landlords about getting a drainage company out, but as you have already been advised, if there is nothing wrong with the drains, as the plumber has already reported, then you will be liable for the cost, and they are quite expensive. I understand you previously were unhappy with this suggestion. I would also like to point out that your property manager may be more likely to be sympathetic if she isn't sworn at over the phone and is treated with civility, she is doing her best under difficult circumstances, I know it's frustrating but she is trying to her job caught between yourselves and the landlords in this case.

Complaints Procedure

Northwood is very proud of our customer service and good reputation, and receive very few complaints, but we
accept that sometimes things can go wrong and you might wish to complain.

Northwood is a member of The Property Ombudsman Service (TPOS) and therefore strives to provide a high level of service to all our customers, we have a complaints procedure in place with the aim that any issues that do arise can
be dealt with as quickly as possible and we hope that most complaints can be resolved without the need to take it
to TPOS.

All complaints should be firstly presented to the individual you have been dealing with in the relevant office
(Lettings/Sales/Property Mangement/Accounts), we would hope that this person should be able to resolve your
issue at this stage, however if you are not satisfied with their response you should put your complaint in writing to
the Director: Stuart Williams

Your complaint will be acknowledged within 2 working days of receipt and investigated further. A full response
from the director setting out her findings in writing and details of how she believes your complaint can be
resolved will be received within 7 working days.

If on receipt of this response you are not satisfied, please respond to the Director, who will review your complaint
once again and give a ‘Full and Final’ response within 7 days.

If the ‘Full and Final’ response should still not be satisfactory to you then you are able to contact The Property
Ombudsman (TPOS). TPOS will not consider any complaint that hasn’t been completely through our internal
complaint procedure as outlined above. They will then review your complaint. Details of how to do this are
contained within ‘The Property Ombudsman Consumer Guide’ available in our branch at 5 London Road or
online at www.tpos.co.uk
