We are currently renting a property that was dual marketed (by the below landlord). I originally tried to contact the other company marketing the property as their listing came up first online, however after calling several times without an answer, I saw that it was also marketed by Burchell Edwards and called them instead.
The property itself is exactly as described (and lovely). Callum was quick to arrange a viewing and even suggested another property of a similar style in the area, owned by the same landlord, that we could view at the same time. I really appreciated this as I'd rung a few other agents about properties to find that they were already let and no effort was made to suggest any alternatives that were avilable.
We were able to view the next day, in the evening and Callum called the next day to say that the landlord was happy to let to us, was quick to send over our log ins for referencing and the tenancy agreement.
We found it slightly slow to get an answer re: installing Sky TV at the property (although it was over the Xmas/NY period) and contacted the property manager at Burchell Edwards, the property manager still has not replied and Callum contacted the landlord and resolved the issue instead, which we very much appreciated.
We visited branch a few times with ID, to sign the tenancy agreement etc and everyone in branch was friendly and helpful, despite it being incredibly busy in there!
From start to finish, arranging the tenancy was a very quick and straight forward process which is exactly what we were looking for.
Comment on agent fees
We felt that, in comparison to other local agents, the fees charged by Burchell Edwards were more expensive.
The charge to reference an individual was the same as other agencies, however we were not given the option to be referenced as a couple which other agencies offer at a cheaper price than two individual referencing fees.
We felt that the charge for drawing up the tenancy agreement was expensiv. As a property management company we felt that a standard tenancy agreement was probably in use for all properties (no property specific clauses or information was included) and as such only the address and names of tenants/landlords would need to be edited, which would not warrant the ‚£210 charge.
The charge for renewing the tenancy agreement seems to be the same as other agents in the area.
