Do not go with this letting agent! I have been renting for years and this is the worst letting agent I have ever had the displeasure of renting with- which includes student letting.
The day we moved into our flat the place was trashed! There was filthy furniture left in the flat from previous tenants, most of the lights were without bulbs and the place was filthy (including hair in the bath and skid marks on the toilet). We had to get people out from the letting agent to remove the furniture from the flat which was then dumped in the communal entrance for all tenants. We were then told it would take several days to get a cleaner together so we had to sort it ourself at our own expense! This, alongside the chaos of sorting out a moving van was not the pleasant moving in day we expected. We were then assured that someone would be back out to sort the lights which didn't ever happen. We eventually gave up chasing after we were continually promised someone would do it.
We have also had constant problems with the plumbing. Over the past month more often than not our toilet has been broken and unusable. We have spoken to several other tenants who are having the exact same issue. Despite this every time we have discussed this with the letting agent - They have been incredibly rude, unresponsive at times and has consistently told us this is our fault despite the plumber saying otherwise. They have been unwilling to discuss the fact that this is a deep plumbing issue at the flat and instead keep forwarding us bills for it being unblocked. These bills are so far past ‚£300 and are still going up as again the toilet is completely broken.
Be warned- the huge admin fee that is required does not mean good service.

I must say I feel your comments are an overreaction and come six months after the start of your tenancy and yet within 24 hours of a recent request for you to cover the charge for unblocking the drains which having never previously blocked in three years, have now been blocked with tissues twice in recent weeks.
I have however looked into the issues you have raised and can report the following.
With regards to the cleaning and furniture removal, this was organised directly by the landlord and was not in our remit, we gave feedback to the landlord with regards to the poor levels of cleanliness, and as a result those cleaners will no longer be used.
I do note that the landlord failed to remove the furniture, however when this was reported to our office on the Saturday you were moving in, two of my colleagues (Stephen & Lisa) who were working that day, came straight over to the property and physically removed the items which included a very heavy sofa from the apartment to allow you to move in without hindrance. With regards this, we really went the extra mile to sort this problem and I can think of very few companies that would have reacted as swiftly as we did.
As you correctly mention there has been an issue with the drains becoming blocked and a specialist has visited the property three times in recent weeks and carried out a CCTV scan. Whilst it is unclear exactly who is at fault, I can confirm that we have spoken to the landlord and they are covering the cost of the call outs with regards this issue.
The conversation my colleague had with you was a difficult one, and the request for you to cover a call out charge was met with stiff resistance from yourselves, however a second colleague who was present when the call was made, felt the tone of the request was professional and business like but apologies if you felt differently.
On the point you have raised with regards the admin fees, these totalled £276 inc VAT in total which included two lots of referencing, an inventory check in, tenancy agreements, deposit certificates and registration and also includes all admin charges for any tenancy renewals throughout your duration of the tenancy. We do regularly monitor charges, and I can confirm we are very competitive for this area.
