This is a short summary of my very long list of complaints:
They promise anything to get your custom, without having the slightest intention of honouring any promise.
They leased my flat to tenants with totally unsatisfactory references. They did not let me see either the references or the lease. They signed the lease - forming a binding legal agreement - behind my back. I would NEVER have signed a document without reading it.
They refused to send me a copy of the lease afterwards. I was trying to take out a mortage elsewhere and Santander wanted to see that lease, but PLC would not supply a copy.
Every statement made on their website is entirely untrue, particularly those which boast about their expertise, care, speed, standards, etc.
They do inspections every 3 months and make totally inadequate reports which leave out many things that a competent inspector would have seen.
When these reports mention maintenance which needs doing, they then ignore every email from the landlord about doing the maintenance. When landlords ring, the person dealing with the matter is always out of the office or in a meeting and nobody present is willing to touch a colleague's work.
After reporting that my roof was leaking, they then ignored every communication for a whole year, then apologised and said that they would get it repaired. But I have recently discovered that in fact it still hasn't been repaired 3 years later.
After they let my property behind my back to nightmare tenants (with unsuitable references), they spent 18 months concealing from me details which they were aware of about the behaviour of the tenants. OK they did not know the whole story, (which I heard from the neighbours later) but they concealed the parts that they did know - things that must have been abundantly obvious to any competent inspector.
They continually promise to mend their ways without the slightest intention of altering anything.
They assured me that they had let my flat to a professional, which I repeated in good faith to my insurance company to get "Let to Professionals" policy. The man was unemployed, and they had never asked him to provide proof of employment.
What agent could do to change your mind?
We have already been through the process of apology, promises to do differently, and the breaking of those promises. Even the payment of a large amount of compensation would not change my mind.

Comment on agent fees
The fees would have been fine if they had actually done what I was paying them for. The rent would have been fine if they had let the property to a good tenant. But the fees were too much for the amount of work they did and I would not have let that nightmare tenant stay for ‚£1 million.
