We have sold two houses through Manning's in the last six months. Their local market knowledge is excellent, and resulted in the buyer of one property viewing it, and putting in an acceptable offer before the house was even listed on Rightmove. Manning's successfully negotiated the sale price up on both sales and relentlessly chased, and worked with the buyers to iron out any sticking points and ensure that the legals were pushed through. We have been particularly impressed with how Lesley has regularly kept us up to date, both sales have been smooth and we are thrilled to have completed them so swiftly.
Comment on agent fees
The fees we paid are industry standard in this region, we were happy with the service we received and therefore we don't feel 'ripped off', however, agents fees are remarkably high, particularly when compared to the fees of other professionals (such as solicitors/conveyances). When, as in our case, a buyer is found after one viewing, and we were carrying out the viewings ourselves it's hard to justify the fees. In addition, paying a percentage of the sale price doesn't make sense as clearly this has no impact on the work involved. I think agents may need to review their fee structure in future and offer discounts if, for example, sellers do their own viewings etc.
