Overall, my experience of renting out to Northwood was not bad. On the upside, the rent was always paid on time without a problem, and the staff are extremely friendly and helpful.
On the downside was 3 specific matters. 1) When a water leak was reported by the tenant at 10.00 in the morning, I was only notified by another resident in the building at about 17.00, which meant more water had escaped than should have donel. It was clearly a communication problem which, after a promise by Northwood, did not happen again. 2) One of Northwood's tenants stole all the curtains, nets, and rugs. Northwood did pay me compensation, but it wasn't enough to replace the goods and therefore cost me money. I was advised that I should have had my own contents insurance, even though the flat was officially rented out as Unfurnished, this was probably a problem down to me not reading the contract fully, but I wasn't happy about having to pay part of replacing stolen items. 3) After agreeing a handover date, I received a telephone call from Northwood about 3 weeks before the agreed date, notifying me that their tenant had moved out that day, and therefore I could come and collect the keys asap and that no rent would be paid by Northwood from that day onwards. That left me with my arrangements to put my family member in the flat up the spout, and I have now 3 weeks of an empty flat. Again, it was explained to me that the agreement I had signed covered this, so again I perhaps should have read the agreement more closely. I find it strange that Northwood's tenant moved out of my flat and into another of their properties 'on the day' and they didn't have any prior notification of it. Very strange.
So, overall, money will be paid on time, but do read every line of the agreement very, very closely.
Comment on agent fees
Northwood's pricing is very well thought out. The rent they pay is just enough for landlords like myself to think 'I might as well go with them'.

Update: after several emails back and forward Mr. Paul Ryder director of Northwood ask me to contact Microsoft to find out with the email he claims it wasn't sent to which Microsoft confirmed me it was sent. I have informed Mr Paul of such and asked him to do the same as per his suggestion and contact Microsoft himself, but apparently that hasn't happened and he is now ignoring my emails.
