I let two properties in Bounds Green, one with Wilkinson Byrne and one with another agents. I have been using Wilkinson Byrne for over 2 years, for full management. I was highly recommended by a friend of mine to speak with David at Wilkinson Byrne who they previously dealt with for a let only service. It started off great. David was very professional with a personal touch and I found him very knowledgeable. He knew exactly what we wanted and found us great tenants within a week. My partner and I felt relieved and relaxed about Wilkinson Byrne looking after the property.
However this all changed after our property was taken on by the management office in Turnpike Lane. This office has had more staff changes than prospective tenants through the doors since I have dealt with them, yet the main cause of the problems is still there. Dee was our first point of call from day one, introducing herself as a manager. Firstly and most annoyingly she never responds to emails or calls, I will only hear from her if she has picked up the phone. Her organisation is chaos. For instance, she failed to arrange the clean of the property despite there being a 4 week gap between tenants. I made several attempts to check this had been done but was never able to get a response. When I did finally manage to speak to Dee, she assured me the property had been cleaned and that she saw the property herself. A week later I found out that tenants had moved into a filthy property when I met them at the property and they complained direct to me. After confronting Dee about this, all I got was lies to cover herself and then told me that she never said she visited the property.
Next, Wilkinson Byrne sent in cowboy plumbers and builders who tried to say I needed a new boiler at vast cost. Eventually I sent my own plumber who fixed the leaking pipe in a few minutes. It seems like the maintenance side is more interested in how to make money rather than looking after the landlords
For the first 10 months Wilkinson Byrne have "lost" the rent payments every single month even though the tenants have always paid on time. I had to make at least 5 or 6 increasingly irate calls or emails every month to get the money transferred to my account. Even then it was usually 3 weeks late. I have never had a convincing explanation why this happened. In all fairness they did bring someone in who was put in charge of accounts who has been helpful and since then my rent has been paid on time.
I spoke to David about issues I have had and every time he got involved the issue was addressed straight away. He was always apologetic and helpful even though this wasn't he's area of business. However it got to the point where I wanted to take matters further and I have made several forms of complaints, which are generally ignored or brushed off by Daniel Theobald (who is meant to be a partner) which I find an appalling indictment of their customer service. I then spoke to Neil at another branch and although he couldn't do much, at least he responded and tried to help.
As a contrast my other property, let by another agent, has been expertly managed. As a result I am now transferring the management of both properties to them.
I have had nothing but problems with Wilkinson Byrne's management office over the last two years. If you are thinking of using them to manage your property, my strong advice would be don't!
What agent could do to change your mind?
I think the only way I would change my mind is if the consultant I initially dealt with was looking after my property.

Comment on agent fees
I had no problem with the fees as they are similar to the other agent I use. Just opt for a 'Let only' service as you'll be better off or use another agent to manage.
