Where to start.
Unrealistic inspection requirements.
They inspect properties four times a year. The house can't even look lived in by their standards. Must always look 100% new like there was no one there. To make my complaint clear I have a high degree of standards in regards to cleaning and hygiene. During one inspection, both gardens were perfect, all rooms/surfaces clean aside from two walls with a couple of small marks on. I was informed during the inspection that everything was fine. Three days later I get a letter of complaint due to the 'poor' state of the walls. I got threatened with a reduction of returnable deposit if it wasn't sorted!
A few small marks on two walls? Could the woman not have told me, when SHE WAS THERE that I just needed to clean those off and everything was fine? Considering the gardens and the rest of the house was perfect, this was a gross and cowardly overreaction.
As a result of these wholly unrealistic standards, I was under constant pressure for my entire tenancy. Doesn't make for a nice homely atmosphere.
Failure to meet tenant needs.
Many times I had to call/send emails regarding issues. There was a large amount of rubbish at the bottom of the back garden. On many occasions I contacted Ferris and Co about this. It was never removed.
The toilet never was fixed. I was told to 'open it up and twist a certain part in the cistern EVERY TIME I NEEDED TO FLUSH THE TOILET. Not hygienic or how a toilet should function.
Failure to keep track of their own paperwork.
We needed to fit a lock to the lounge door and we wanted to repaint the house. For both of these things they required email/written requests for their records. Fair enough I thought. After a few (very stressful) inspections we were accused of never getting permission for these things as they don't keep their records filed/stored in a professional manner! They couldn't find our emailed requests so we got accused right away without being contacted!
All manner of silly pathetic excuses were given. 'Sometimes someone doesn't put it in the file', or my personal favourite, EXPECTING THE TENANT TO TAKE THE NAME OF WHO THEY CONTACTED OR THEY CAN'T FIND YOUR LETTERS/EMAILS! In other words the tenant has to keep track of their paperwork for them!
This is perhaps the most damning of all; lack of any humanity
To rent a Ferris and Co property you need a guarantor. Our guarantor died quite suddenly. Not 10 minutes after Ferris and Co were informed, they got on the phone to us demanding that we leave by the end of the tenancy! Bear in mind that for almost four years we had paid the rent, in full and on time. Also consider why we no longer had a guarantor. To jump on the phone to tell us to get out so quickly after a death, and despite us always paying was a total and utter disgrace. What about a bit of compassion for your fellow man? A fellow man who always pays.
If anyone reads this heed my warning. Ferris require that you work or you have a guarantor. This grants you a huge amount of rental choices. Therefore don't consider them at all.
My whole tenancy felt like a punishment, not a home.
