I have used Manning Stainton for approximately 6 years to manage some of my rental properties. I have always found them to be efficient and helpful and very quick in sorting out any problems for both the landlord and tenant.
Laura carried out the Check out Report on the above property. I had spoken with her prior to the tenant moving out expressing my concerns that the property was in a dirty condition and that it was very likely that I would have to retain some of the Bond to pay for cleaning and garden work.
I did in fact have to employ cleaners and a gardener to get the property back to the condition it was when the tenant moved in. Laura led me clearly through this process reminding me to keep receipts for wok done etc., she informed the tenant about he claim I was making against the Bond. The tenant did not agree so Laura advised me to send a statement to the TDS explaining my claim against the Bond. Laura submitted the claim on my behalf after advising me and requesting from me any historical evidence that indicated the tenants failure to adhere to their tenancy terms.
The TDS agreed in most part in my favour and I believe it was Laura's input that enabled this decision. She kept me up to date with events at all times both by email and telephone.
I do use other Agents for letting properties in areas that Manning Stainton don't cover so I have a direct comparison of Agents. I have recommended MS to other landlords as I feel they go the extra mile in looking after their customers and Laura epitomizes their standard.
