I'm not a big player in the rental market ¢â‚¬â€œ I have several properties but I'm gradually taking them away from Simpsons; they charge a high price for a very low service. Their lettings staff is inadequately trained and out of their depth when confronted with anything beyond the simple. When challenged about anything they say they frequently make-up responses and then can't remember what they've said. Their oversight of property is abysmal ¢â‚¬â€œ a report by a tenant is rarely questioned but merely passed on as a fact (its often wrong, inadequate or incomplete), this despite their own caution that tenants frequently misrepresent matters to their own advantage ¢â‚¬â€œ I've never known them visit or challenge a reported problem even when common-sense suggests they should do so.
They frequently cite external organisations as an authority supporting what they say ¢â‚¬â€œ this a blatant fallacy of argument ¢â‚¬â€œ everything they say needs to examined and questioned.
They don't always respond to communications; if they do respond it's by phone and there's no record of what is said unless you make your own ¢â‚¬â€œ and this is advisable for your own protection.
They frequently act unilaterally without any reference to the Client, this is OK in a professional organisation with experience, ability, PII cover and in whom you have confidence; not so in Simpson's case where experience and ability is evidently deficient ¢â‚¬â€œ I haven't checked their PII cover yet, my confidence in their ability has gone.
Please be warned, this business says a lot and handles the ordinary stuff OK but can quickly get out of its depth. It appears that there is very little proactive monitoring and control of traditional work-practices exercised by senior staff/line managers; even reactive management appears to be ineffective.
The business is clearly geared towards maximising turnover whilst quality of service may be a professed issue it clearly comes a poor second.
In my humble opinion only use these Agents if you're happy to do a lot of chasing and follow up work yourself and pay a high fee for the privilege of doing so - expect it, you will not be disappointed, Simpsons will not let you down in this regard.
What agent could do to change your mind?
Provide an honest and comprehensive service instead of the shortcuts and neglect offered.

Comment on agent fees
The fees would be OK if the actual service was up to the mark. Little failings that staff didn't learn from built up to a level of discontent that just became overwhelming.
