My family took a six month rental property through this company. The property was marketed as being impressive but was actually advertised with the wrong pictures. On viewing the property it was tired & dirty in its presentation with little of the lights working.The garden was overgrown and the decking area dirty. However the agent (Cameron Orr) said he would ensure everything would be sorted out on us renting the property. For various reasons but mainly childcare we decided to take the lease for six months. I viewed the property again to ensure what Mr Orr had stuck to what he said and although only some of the things had been done I discussed the outstanding issues and was assured again by (Kevin Fraser) that it would all be fine for us moving in.
On moving in we found the property to have the following things broken - Two broken windows that allowed a sizeable draft to come through them and compromised the security of the flat (it was a ground floor property), no central heating working, dishwasher & fridge/freezer not working, shower leaking, one toilet not working, boiler heating element broken, bathroom extractor fans broken, various broken lights, garden & decking had not been touched and various sizeable random items left by the past tenant. The inventory included the random items but missed all the broken things!
It took various calls, days of work to allow various people in to the flat before we got some of the things fixed. After six weeks in the property the dishwasher & fridge/freezer had been fixed. Four different contractors came and made up various stories that the underfloor heating system was working. It was not and eventually I recommended a heating engineer to DJ Alexander who came out and fixed it and identified that the boiler heating element was broken. This took three months before it was fixed.
I met with Cameron Orr and again asked for the outstanding issues to be addressed. It was more or less put to me that I had chosen to sign the lease. it was an unpleasant meeting and the focus on me being a customer was entirely lost in my opinion. I then got an email from Kevin Fraser stating that sometimes particular properties do not suit people and that we could leave the tenancy early. It cost me £400 in removal fees to move in to the property, I had bought a new house to move in to after the six month lease it did not suit us in any shape or form. Therefore I did not even bother replying.
Finally our six month lease is up! On leaving the property the following was still broken - two broken windows, one broken toilet, one leaking shower, two broken extractor fans, various broken lights and one broken boiler heating element. I save the best for last. For the last six weeks we have had brown water due to the broken heating element eroding away.
Don't touch this company at any cost . They made us feel like we had done something wrong whenever we complained. Both Cameron Orr & Kevin Fraser did nothing but become defensive and confrontational when asked why the flat was in this condition. They appeared to think it was only about money. When it was actually about giving the customer what you said you would do in the first place, so they could live comfortably in the flat you manage. The maintenance department was inept and the contractors used really quite anatomising at times.
Thank goodness me, my wife and two year old daughter won't ever have to use this bunch ever again. Please don't make the same mistake!
What agent could do to change your mind?
Listen to your customers, do what you said you would do in the first place.
Offer a refund on rent in accordance with what you are renting.
