I agree with all the negative reviews about Orchard & Shipman.
I had signed a Private Sector Leasing contract with them. By their own admission they did not bother to inspect the property as contracted to do.
When the last tenant left with 5 months left on the contract, they tried their utmost to try to get me to renew the contract (they cannot re-house a tenant with less than 6 months on the lease) so that they could re-house the next tenant without even rectifying/resolving the mess left by the previous tenant.
Their objective was to make false promises to the new tenant that 'all outstanding issues would be resolved once they moved in'. Once the tenant signed the new lease, thereby guaranteeing their cash incentive and rental income, O&S would fob off all outstanding issues as the Landlords responsibility!
This is the story as told by my last tenant - this made me weary about signing a new contract and I had to be forceful in getting them to resolve all outstanding issues before contemplating any contract renewal. Of course, this did not happen.
This was just one of the many issues faced with O&S. Staff and senior management did not bother to respond to complaints! The staff turnover is extremely high, as it would appear anyone with any integrity does not feel motivated to stay employed by them. Thereby leaving all the rest to deal with their shady business practices.
To add insult to injury, they had the audacity to ask me to spend my valuable time to give detailed feedback on my experience of doing business with them! Needless to say - that conversation did not last very long!!!!
