I rented an apartment through Liam James between 2010 and 2013. I initially viewed the apartment whilst the previous tenants were still living there and was happy with its condition, however upon moving in there were a number of issues that were evident. I requested them to rectify dirty windows, stained carpets, damaged paint on walls. They refused on the grounds that it was 'wear and tear'?! Whilst living at the property I rectified some of the issues myself (I cleaned the carpets myself). When I moved from the property I performed substantial cleaning of the property, the property was actually cleaner than when I first moved in, yet they tried to fleece me for over £200 worth of cleaning bills from my deposit. I managed to negotiate this down to £100 (I turned up to do some re-cleaning and some of the items they pointed out were not as they stated).

I was very disappointed at the attitude of the companies owner Ian, he comes across as a nice guy when taking your money but nasty when it came to giving it back.

Had no issues with them during my tenancy, but be careful for the sting in the tail with your deposit when you move out.

Also watch out for the contract 'admin' fee they charge (i.e: if you want to renew you tenancy for another 12 months),this wasn't disclosed to me up front and I was surprised at how much it was...

Sounds about right. He and the team were useless running Liam James back when I used them in early 2010's. Just googled them out of interest to see if they were still operating, seems they've learned nothing in over a decade....sad. ...

Of course it was motivated by my costs, that was the basis of my review. I moved in to a property that had not been cleaned and was then billed to clean it. I didn't even know of this websites existence until that day I received my DPS response, which I notice they didn't give you all the cleaning costs you claimed, only 2/3 of them, which I find strange.
