We used Burgess and Co to sell our house before moving into a rental property in the far north of Scotland. Our first contact was with Julie Burgess, the managing director of the company, who initially valued and marketed our property. Because it was an unusual property, a 4 bedroom Edwardian detached house with a self-contained purpose built ground floor granny-annex, it was a difficult property to market as it wasn't "run of the mill", but would only appeal to someone who wanted the extra space.
Julie was the most professional person, and sought out prospective buyers. One was soon found and Julie conducted the negotiations over the sale price extremely well, to the satisfaction of both parties.
Once a relatively short chain was established (5 couples including us) the file was handed over to Siobhan Mason, a senior negotiator in the firm in order to progress things towards Exchange and Completion. Through no fault of Burgess & Co, the chain broke twice at the bottom, but Burgess & Co re-established the chain each time within a week or so.
With now a firm chain of five couples everything proceeded very well - until it was discovered that the middle couple were using a firm called Countrywide Conveyancing, and this is where it started to go horribly wrong. The middle couple were repeatedly asked for documents by their conveyancers that had previously been sent on numerous occasions. They "lost" the Property Information Form at least 5 times to our knowledge, they lost other forms several times, including the all important contract. They said that they had sent documents to other solicitors in the chain which they hadn't. Etc....etc. Countrywide Conveyancing were a nightmare.
This is where Siobhan Mason proved her worth. She was extremely pro-active, constantly talking to other Estate Agents and Solicitors in the chain, as well as trying to get some sense out of Countrywide as well as getting them to do the job they had been contracted to do. They delayed Exchange by at least 6 weeks.
Eventually, Siobhan overcame the incompetence of Countrywide to move everyone on to Exchange and Completion. Without her we would still be waiting.
We cannot praise Burgess & Co highly enough.
Comment on agent fees
1.5% - and well worth it.
