Incredibility inept. Where to start: never received a copy of the contract. Photographer wasn't arranged at the same time as the floor plan so two half-days off work for my partner. Photographs were very poor. I requested they perform the EPC but they didn't do it and I had to arrange this separately myself at a later date. I was informed they had 5-7 people immediately that were looking for exactly my type of property. They suggested a 4-6 week contract and we settled on four weeks as they were so sure they could sell it (it was put on at their lowest ¢â‚¬Å“sell it tomorrow¢â‚¬Â estimate).
The property not uploaded to the website in a timely manner (I had to ask after 3-4days of not seeing it), no For Sale sign, never in the agent's window when I walked past, not in the local paper.
The sales agent I was dealing with didn't know they were on such a short contract. There were only 9 viewings in four weeks ¢â‚¬â€œ No dialogue, no discussion or suggestions about improving the situation. On wanting to terminate the contract after four weeks, no one called to dissuade me. On picking up the keys, no discussion at all, no explanation, no apology. The normally verbose agent could only manage a ¢â‚¬Å“there you are¢â‚¬Â as the keys were handed over and he sat back down ¢â‚¬â€œ incredibly bad grace.
I am now with Bushells: 16 viewings in 7 days and one offer to date.

This isn't the agent's fault. They are obliged to do what their client, the seller, wants; and they are obliged by law to put forward any offers.
It's different in Scotland, where accepting an offer is a binding contract; but your problem here is not the agent, it's English law.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
