Utterly atrocious.
1) Failed to get guarantor forms to us in a timely fashion despite us constantly contacting them. Asked to have them emailed only for them to say "that's not our policy", then telling us on the day we were supposed to move in that they could have emailed the forms.
2) No visibility of agency fees on the website or otherwise (which is illegal) and having these thrown on us the day we tried to move in. When asked what the fees were for they explained that it was for printing the guarantor forms and other arrangements (costing >‚£300).
3) Unresponsiveness to a break in and damaged property until a second break in attempt. The window was screwed back into place rather than replaced. It wasn't until a second attempted break in and the police contacting JP&Brimelow directly to explain it was illegal for them to leave the place in an unfit state that they came and replaced the windows. When we called JP&Brimelow to explain about the second break in they told us to not call the police. Illegal advice.
4) Unresponsiveness about multiple issues with the house: mouse infestation, mould due to holes in the floors that were covered up by bits of carpet.
5) No notification of the landlord or buildings turning up - we returned home on a number of occasions to find they had accessed our property without notifying us or without us being there. Very suspicious considering our break in attempts.
6) Unresponsiveness about the checking out inspection. We requested to attend but were ignored until we turned up in branch in person 5 weeks later only to have them make out they did it within 9 days of us moving out, didn't inform us, then lumped us with >‚£400 of charges to our deposit.
7) Unresponsiveness with trying to mediate deposit dispute. We were basically stalled out for >3 months to the point where the Tenancy Deposit Scheme (TDS) can no longer legally interfere. Hint: Do not let this happen to you! If the agency is unresponsive then simply go straight to the TDS and tell them so. They will deal with it.
P.s. This is the SHORT version of our issues. Worst agency of my life. The overall rating of "Terrible" doesn't do it justice.
What agent could do to change your mind?
1) Transparency of agency fees.
2) Respond to issues in a timely manner.
3) Abide by the law.

No transparency. The fees were sprung on us last minute and explained away as being necessary for printing a few forms. >ƒâ€š‚£300 for printing a few forms followed by a negligent service that often breached the law.
