We rented a flat through Castle Wildish for over three years, we never missed a rent payment and left the flat in an immaculate condition. We phoned to give our one month's notice on September 11th as we had bought a house, and Paul asked us if we wanted to run the tenancy until the end of the month (as our rent payment is due on the first) and he would get a new tenant in from October 1st. We said that would be fine. We moved out in time and on the 29th telephoned to ask whether we needed to get the carpets cleaned when the professional cleaners came. Paul replied that no this would not be necessary. Fortunately I confirmed this by email. The next thing we know we have an invoice for £400 emailed to us without any explanation for outstanding rent. We phoned and explained that Paul had explicitly told us that our check out date was the 1st, and we had hurried to be out in time. Paul then told us that he hadn't been able to find any tenants to rent from the 1st (we later found out that two prospective sets of tenants had wanted to rent the property from the 1st and had been turned away) so we would be liable to pay rent until the 11th. We took the matter up with Julian as Paul had turned around and denied all knowledge of the earlier conversation where out check out date had been arranged for the 1st. We also the received an email at the checkout saying that we should have had the carpets cleaned, with the assumption that a fee for carpet cleaning would be deducted from our deposit. Again Paul denied that he had informed us that the carpets did not need to be cleaned in order to cover his back. Fortunately I had email evidence of our conversation re: the carpets. I emailed this through to Julian. I have yet to hear anything back from the company (in over 3 weeks) and they are refusing to pay us our deposit. My advice would be that there are plenty of good estate agents in Walton/Hersham - avoid Castle Wildish like the plague and have an email/paper trail of all conversations as they will try and go back on their word.

I vacated my rented property, used their recommended cleaners for an end of tenancy clean at £190 for a small 1 bed property..., and left it in immaculate condition, only to receive an invoice for 8 burn marks to the carpet! I've never smoked in my life and said they were simply small stains that SHOULD have been removed by their cleaners...
Paul then ignored my emails when I queried why the cleaners hadn't been back to look at these marks again
It's been over 3 weeks since I vacated and still no deposit.
