This was my 28th sale,so i have had quite a lot of experience buying and selling property.In the past i have used the usual High st.estate agents,and could usually negotiate a deal between one and one and a half percent.I always sold with the agent,some sold very quick,some very slowly.However this time around i was getting fed up of handing over my hard earned cash to agents who did very little to sell your house,they would probably call a few clients on their waiting list,then leave it to the likes of Rightmove,Zoopla etal to sell your property via the net.After a bit of research i decided on emoov,and its the best decision i ever made.I decided on the standard package £395 +vat upfront with nothing else to pay.There are also various upgrades,for sale board,premium ads on rightmove etc,conveyancing package etc.Emoov have all bases covered.
So i filled in the online form and paid upfront,and within a couple of days a photographer came and took lot of pictures,measured the rooms,and sketched out a floor plan.A day or two later i received an email with the photos that the emoov team thought most appropriate,although there were other ones that could replace the chosen ones if necessary.There was a basic description of the property along with room sizes etc and there was plenty of room to insert your own bullet points.This is where you must slip into estate agent jargon,and describe all the good points of your property in order to ensure a sale.If at any time you need to change any detail,price or photo,a quick email will ensure that any alterations are changed within a couple of days.Now its quite obvious that for the price you are paying emoov will not be ringing round prospective buyers as an estate agent might do,however when you get viewings etc they give you feedback,then they really step up a gear when an offer is accepted and the sale hopefully reaches its conclusion.At this point i must mention Pamela Redford,one of the sales team.As per usual my sale was plagued with problems.First it was on, then off,then on then off again on the day of completion.All this time my nerves were jangling,but Pamela worked tirelessly ringing round other agents,my solicitors and myself,keeping me updated all the while,she actually did more chasing around than my solicitor.Well done Pamela .Using emoov for my sale has saved me over £2000,so any one selling a more expensive property will save several £1000's i would urge anyone to try emoov,if in the unlikely event emoov do not come up trumps you will have lost approx £480,however nowadays most agents make an admin charge if they don't sell but i do not think that will be the case,as i had an offer on the third viewing.I think internet property buying and selling is the way forward,they sell your house with a minimum of fuss and do not rip you off.Thats all folks
