It is a fact of life that when renting a property, the estate agent is the last thing you think about. You search for properties then deal with the agent based on your choices. It is another fact that you rarely have much interaction with them until things go wrong and by then you are tied into a contract. I write this because if we could have foreseen what was going to happen with Hancock's we would have run a mile.
Our relationship with them began when we were looking to rent and one of their employees showed us around a truly filthy house. We went from room to room in silence, someone had shaved in the bath, there was rubbish and a filthy mattress on a bedroom floor, "The last people did a runner", offered the Hancock's girl by way of explanation, her first words, 10 minutes into the viewing. Unfortunately we didn't learn and took another house through them. Then began the real problems. No response to emails. A major problem with the heating, having the hot water on caused the bedroom radiators to become roasting hot, in mid summer, a plumber came out but didn't fix it. A fridge with no freezer door in the kitchen, water dripping from the not quite frozen freezer compartment, that it transpired the owner didn't even know was there (so presumably no safety check), non working smoke alarms and the major issue, damp in the basement bedroom. After an agonising few months trying to get them to do stuff the final straw was my wife and our daughter getting sick, illness the doctor firmly believed was to do spores from the damp basement. We asked them could they get the owners to surrender the contract and let us move out as it was affecting out health but the owners would not agree. Hancock's then said that they had rented the house to us as a two bedroom rather than a three a bedroom (to try to get around the fact that the third bedroom was not fit for purpose because of the damp) So we directed them to their own ad on Zoopla, clearly stating it was a three bed - no reply. Imagine the incompetence of an estate agent not understanding how the biggest property site in the country works and that you can find a history of how properties were rented out "Nobody has ever complained about these things before", was the incredulous response when my wife went in to the office, not only suggesting we were making up problems but displaying a truly simplistic notion that just because something has not happened before it will never happen. Word to the wise Hancock's, zero proper maintenance = deterioration.
Hancock's have been easily the worst professional body in any industry I have ever dealt with. Somebody has just written a good review of them here, but not as a tenant. They are concerned only with money and simply do not care about service. Based on the reviews on this site they are ranked 35 out of 35 in Chichester, and 29 out of 29 in their postcode league table, a thoroughly deserved rating of which they should be suitably proud. Avoid.
What agent could do to change your mind?
Nothing, the whole experience was so bad we would never consider using them again.
