We contacted Franca at Philip James as she was recommended by a previous neighbour who had struggled to find a buyer for his property for 18 months, then he appointed Franca of Philip James and she found him a buyer for his property with weeks, even though the housing market was in decline at the time.
I contacted Franca who came and valued our property, gave advice on presentation for viewings and provided us with market analysis for similar properties to ours in the area.
Sales photos were taken and a sample sales brochure was emailed to us for approval. The photographs taken were first class and really made the property look inviting and desirable. On approval of the brochure by ourselves the property went live on the web the same evening.
Franca arranged 4 viewings in block for the following Saturday morning which ended up becoming 5 as another was squeezed in at the last minute. We left Franca with our house to show the people around as she'd recommended we do so to ensure the property was promoted as well as could be and to also obtain feedback from the prospective purchasers.
A further viewing was arranged for the Monday morning and we received an offer for the property from 2 of the parties that had viewed it. As there were 2 interested parties we actually ended up accepting an offer above our initial asking price, which was an added bonus.
The sales file then transferred over to Claire Payne who also provided a first class service and kept us informed at all stages of the sale, through to completion.
We then found ourselves dealing with Franca again as we viewed a couple of properties being marketed by Philip James amongst others with other agents and we established that other estate agents seemed to value their clients properties on the high side, some seemed vastly overpriced whereas the ones being marketed by Franca and Philip James were much more realistic.
We had an offer accepted for a property being marketed by Franca so I am able to provide a review on both a sale and a purchase through Philip James estate agents.
Franca and Claire were involved with our purchase property and we were kept informed on the progress of our purchase property. Unfortunately there was a delay in the vendor finding her next property and Franca kept us informed and even saved us money by advising us to delay the survey on our purchase property until the vendor had found her next property. Unfortunately, not wanting to lose our buyers due to the delay we decided to withdraw our offer and purchased another property which coincidentally was with Philip James and very reasonably priced for the size of the property, though it does require a cosmetic makeover.
Once this purchase was in motion Claire handled the sales file and kept us updated at all stages right through to completion and in the end our purchase went through very quickly as it only took about 5 weeks.
All in all Philip James estate agents provided an excellent service and made what can be a very stressful experience run smoothly and as stress free as possible.
I would recommend Franca Carbone and Philip James without hesitation.
Comment on agent fees
Worth every penny, some estate agents may be cheaper but it's results that count, and in my book it's worth paying for results and results are certainly what we got from Philip James Estate Agents.
