It all started well, Nichola Snook got my flat rented quickly and for a good rent. It was however downhill from there, that is when Marsh & Parsons stop caring and stop being fair to either the landlord or the tenants.
- they charge tenants over £200 for the drafting of the contract, which they will not amend in any way even if the landlord and tenant need them to because they have made additional agreements. For my tenants this meant that they had to decline the use of a nice espresso machine that I'd offered to leave for them in the flat (no cost to them, if it broke they could fix it or throw it away).
- when my tenants had to move out early due to a family situation I was told I would incur no extra cost, but of course still had to pay the landlord fees associated with signing in a new tenant. When I raised this with them they suggested I had the right to hold the tenants to the rent (6 months worth), which I just couldn't bring myself to claim from them. So instead of being fair and asking the tenants to cover about £200 of costs their suggestion was that I should get them to pay several thousands of pounds.
- when my second tenant moved out Georgy Warwick practically stalked me. She called, left voicemails and emailed ever single day for several weeks, although I had politely said that due to the previous issues I was looking at either using a different agent or renting the flat directly and also that I was unable to take her incessant calls as I has just started a new job. I said I was interested in having a tenant that would see the flat as their home, and want to stay a long time, and suggested a lower rent to incentivise a tenant to commit for a longer tenancy and Georgy answered by saying "I think we can get you more money". This is all they care about.
- Marsh & Parsons withheld over £130 from my rental payments for the checkout, without my approval. When I asked about this, I was ignored. All of a sudden they were very hard to get hold of. Eventually I gave up and let them do the checkout, but it was not done professionally at all. Items that were listed as "not seen" were clearly visible, large items that had been left behind were not noted, they thought the flat had been cleaned to a "high domestic standard" although there was food remnants in the fridge, hairs all over the mattress, condom wrappers in the bed, visible signs the floor had not been hoovered etc. It was lucky that I went to the flat to double check because I could then arrange an additional cleaning service for my new tenant, who of course was really disappointed. Having raised this with Marsh & Parsons, of course I don't feel I should pay for the report, they are again hard to get hold of and washing their hands of this as a third party did the check out, even if I bought the service through them. Again this is also very unfair on both the previous and the new tenant, who should be able to trust the checkout report to avoid liabilities.
What agent could do to change your mind?
Support landlords who try to be fair. Don't overcharge the tenant or landlord for every little thing (contracts, gas safety, check in, check out). be professional in your contact with people, both avoiding chasing when you have been asked not to and responding when there are queries. Follow through, the obligations don't stop at the point of agreeing a let.
