I found the property that I wanted to view on Zoopla back in September. I tried to contact the letting agent but they were difficult to get through to by calling. Nonetheless, I think I was able to arrange a date to the view the property. This was particularly important for me as I was travelling from the North of England to London, just to view the property. I received a text from Joseph with brief information on the property and was asked when I would like to view the property.
When I arrived to the letting agency, it was difficult to find the agency because it was not clearly signposted. I was merely fortunate by knocking on the door which said "Zoopla" above it. Nonetheless, I spoke to Sam and Joseph who, despite being quite busy, took the time to speak to me. They even agreed to show me the property earlier than intended; so that I could ensure that I caught my return journey back to the north on time.
I agreed to meet Sam at the property at 5:45pm on the day; he managed to meet around this time, despite heavy traffic on North Circular Road. He showed me two properties (74 and 76 Brentmead Place), and several rooms in each property. Unfortunately, it was very rushed, as he was due to meet somebody else at another time; though I was unaware of this until I came to the letting agency that day. I was also not shown the laundry facilities in the property, though they were present upon moving into the property.
Sam told me that the next viewing of the properties would be in 45 minutes time, and made it perfectly clear that I had that much time to consider which room I wanted, before being at risk of losing it to another prospective tenant; which was great of him to do. However, he could not tell me the specific figure for monthly rent for each of the rooms, which made it to difficult to weigh up my options. In the end, the figure quoted on Zoopla was £5-10 less than the rent I am currently paying.
All in all, my experience was informative enough to decide to want to take the room; particularly as Sam gave me a call after viewing the property to explain the breakdown of costs. He was even considerate enough to take the room off the market until the following morning; to allow me enough time to travel back home and send the funds across to the designated account. But it was rather rushed. I also felt that the advert on Zoopla was a bit misleading, such as use of the garden and the images used (which made the room look much better than it is in reality; it would have been better to use up-to-date images)

Comment on agent fees
Agents fees were good, in comparison to major agencies such as Foxtons, who charge ‚£400 as an admin fee. However, as a smaller agency, I felt the ‚£295 fee was a bit too much; considering that agencies of a similar size only charge ‚£100.

What agent could do to change your mind?
When a customer enquiries through an email detailing needs and specifications, the agents should at least read it so they don't waste their own and the customers time by contacting them and showing them properties the customer is totally not interested in and properties that look totally different from the pictures advertised.Attached Filesnbsp;

The reason you had to decide by the next morning is because others where interested in the property.
Nonetheless I kept it for you till the next morning for you to secure it.
At Easy Lettings we pride ourselves with the clear options given to any prospective applicant and that we don't rush anyone into something and won't let them secure till details are clearly agreed and the applicant is 100% happy with the property..

Thanks for leaving a review on our Company.
The facts you have stated are not entirely correct.
You agreed to supply documents at the time of paying a holding deposit which it turns out you couldn't provide because you weren't upfront from the outset about you employment.
You did send your ID over a week after the agreed date.
As that was the case was you lied like any deposit its forfeited.

We do attend all viewings and was shocked to hear you waited 45 mins outside the proeprty.
Our agent was interviewed and the tracker shows that he was waiting at the property at the time arranged.
We have now established you where actually at a different property and not the flat you arranged to see with ourselves.

I am sorry to hear that had a issue when calling our office.
Further to your complaint I have spoken to the secretary and she has said she has no record of speaking to you or you calling so the only thing i can think of is that it must be you have mixed us up with another agency.

We pride ourselves with excellent customer service.
On some occasions things dont work out the way we want them to and can cause distress for clients.
We do aim to be punctual for every viewing but can be guaranteed as there is often heavy traffic in the area.
In some cases we ask the current to let the applicants have a look around so that time isn't wasted.
We always take a holding deposit to secure the property for the applicant, this can be paid in various different ways ...

Sam needs to slow down and make certain all parties are comfortable with the conditions in the pre-let agreement. It's better to lose a "commission" and build a business based on excellent service than taking shortcuts to secure a deal...Attached Filesnbsp;

I am sorry you weren't 100% happy with our service but don't feel we could done any better than we as nothing was out of the ordinary.
