I moved in when the property was managed and let by Galliard. When I moved out, things were managed by Life Residential. They merged roughly one year ago. From a tenant's perspective, I feel that I got robbed when I moved out. The inventory check-in and -out were tricky and people should be aware of this before renting with Life Residential.
For check-in, it was done less than 20 minutes by an inventory clerk who did not check appliances but reported they were in working order. I did ask him on site whether or not they need to be checked. The answer was "I did not come to cook for you". In the report, things were roughly assessed e.g. in good condition or in working order. At the end, I had to add more info into the report to protect myself and gave it to Galliard.
For check-out, it took more than one hour by a different clerk that Life Residential chose but it was me who had to pay for this check-out inventory job. It seems to me that the flat was assessed quite differently compared to the check-in. What I mean by this is that these two inventory checks reported details of different parts of the flat as if they tried to make it hard for people to compare the condition of the flat at two different time points.
In terms of the assessment on cleaning condition, no matter how poor the flat was cleaned at the check-in time, Life Residential will simply ignore this baseline condition. What they did was to try to charge me based on some dust behind unmovable furniture which had been there since I moved in. I doubt that Life will clean those dust for the next tenant even though they claimed that they had to charge me for the professional cleaning for the "second time". Also, Life Residential also tried to charge me for some missing items that did not even exist in the first place. I don't quite understand what kind of integrity this company has. It is ridiculous to me.
Besides, Life Residential tried to avoid the additional info I gave to Galliard for my check-in. This is useful for my check-out. A Life's property manager said that Galliard's stuff happened long time ago and Life did not keep it.
Although what I described here is just some parts of what I actually experienced with Life, my point here is that I am not going pay for anything that I am not responsible for.
BE CAREFUL if you choose to rent properties with Life Residential.
Lastly, thanks Josh and Caroline, in particular, for everything during my move-in (Galliard) but Life Residential is simply worth avoiding.
