Complaints Procedure
Everest & Co Limited aims to provide the highest standards of service to our Landlords, but to ensure that your interests are safeguarded, we offer the following:-
a) If you believe you have a grievance, please write in the first instance to Miss R. James at the address below:- Everest Independent Estate Agents, 666 Green Lane, Goodmayes, Ilford, Essex, IG3 9RX
b) The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with “In-house” procedures. A formal written outcome of compliant will be sent to you within 14 days. If we require longer than the timescale we will advise you in writing and confirm our revised response date.
c) If you remain dissatisfied with the result of the internal investigation, please contact Mr. I. Alam at the same address, who will review the complaint.
d) Following the conclusion of our in-house review, we will write to you our final written Statement.
e) If you are dissatisfied with the conclusion of the in-house review complaint, you can refer the matter to The Property Ombudsman (TPO) Redress Scheme:- The Property Ombudsman (TPO) Redress scheme

I would like to apologise for the stress you have been through, however its the tenants that have unfortunetly caused all this stress.
All the issues you listed please see below the response to it:
1- One of the 2 tenants had left and Imran only told me about it 2 months later. The 2nd tenant had sub let 2 bedrooms in the house for months!
ANSWER: WE WE'RE NOT ABLE TO INFORM YOU AS WE OURSELF WERE NOT AWARE OF IT AS SOON AS WE FOUND OUT WE INFORMED YOU.
2- The tenants had installed locks on bedroom doors, extra decking in the garden and made other changes without permission. I received no compensation for any of these damages, Imran advised it wasn't a big deal!
ANSWER: UNFORTUNATELY WE WERE NEITHER AWARE THAT THEY INSTALLED NEW LOCKS AND MADE DECKING IN GARDEN, THESE ARE NOT DAMAGES. HOWEVER WE HAVE RAISED THE DISPUTE FOR THIS AND ITS UP TO DPS TO DECIDE.
3- After the tenant left , I had to take care of all the problems regarding the unpaid bills etc myself by calling,emailing the power company... over and over again even though Imran had said he would handle it.
ANSWER: WE HAVE INFORMED THE TENANTS, BUT WE CANNOT FORCE SOMEONE TO PAY THE BILLS, ITS THE PROVIDERS DUTY TO CHASE THEM FOR THE UNPAID BILLS AND TAKE LEGAL ACTION IF NECESSARY.
4- My emails to Imran are constantly ignored and I receive no replies for most of them. This is not only unprofessional but rude as well.
ANSWER: YOUR EMAIL HAD BEEN RESPONDED ON THE FIRST INSTANCE HOWEVER YOU EMAILS WERE REPEATED WITH SAME QUERIES WHICH WE ALREADY REPLIED YOU WITH.
5- It's been more than 2 months since the tenant left and I still haven't got back the money I paid to have the locks changed... I have repeatedly asked Imran to follow up with the tenant to see why he hasn't responded to this deduction from the deposit but nothing has happened so far.
ANSWER: THE MONEY IS HELD BY THE DPS AND THE TENANTS ARE NOT HAPPY THAT YOU ARE CHARGING THEM FOR THE LOCK CHANGE WHICH THE TENANT WHO IS A BUILDER COULD CHANGE IT HIMSELF . THE DISPUTE AS PER YOUR REQUEST HAS BEEN RAISED IN DPS AND THERE IS NOTHING THAT CAN BE DONE TO ACCELERATE THIS PROCESS.
We understand that you have been stressed but the money is held by DPS and until both the parties are satisfied the matter will not be solved this will unfortunately go to tribunal and will be a long process. The only thing to do is either to come to a mutual agreement between yourself and the tenant or wait patiently .
